Vintage Unit Near the Lake Closes: 2309 N. Commonwealth in Lincoln Park
We chattered about this renovated 2-bedroom plus sunroom vintage courtyard unit at 2309 N. Commonwealth in Lincoln Park in April 2010.
See our prior chatter and pictures here.
The unit had some of its original vintage features including crown molding.
The kitchen had been updated with cherry cabinets, granite counter tops and stainless steel appliances.
While there was a washer/dryer in the unit, there was no central air and no parking (it was leased in the neighborhood.)
Ed Jelinek at Coldwell Banker had the listing.

I lived in this building for 8 years. The location is pretty awesome (1 block from Clark, 1 block from the park). The bulding was really well maintained (which helps explain the really high assessments). But as everyone knows, parking is a nightmare. $390K seems kind of high in this market but that building was the cheapest way to buy in that location.
BTW, the courtyard landscaping is awesome. The agent really should post a picture of it now that it is in bloom.
And I’ll bet the in-unit washer/dryer is located where a closet used to be! Personally, I’ll take the extra storage space with common laundromat over the alternative any day.
Sabrina:
Sorry for the off-topic post, but here’s another brief article of interest (it also references a CNN Money article) from Seeking Alpha: “Never Believe a ‘Real Estate Economist'” The article is a good summary of my thoughts on all “experts” on real estate — especially anything that comes from the NAR’s experts. Perhaps this would make an interesting discussion thread.

Kevin, it was listed for $390 but sold for $360.
My mistake, Kenworthey. Still love the building.
This place is beautiful and it’s in Lincoln Park close to the lake. You can’t get a better location than this.
The taxes seem steep, but the maintenance is reasonable for a place this size, when you consider it includes the heat.
It still feels a little overpriced. I would have thought more like $325K for it, but it really is a beautiful unit.
The location is great, the renovation is awesome, but no parking and 1 bath for $360K? Really? I agree that $325K seems like the right price.
