  3. Maybe because it’s nestled between two train lines? (or at least it appears so on the map) I’m not familiar with that specific location, so I don’t know how bad the noise is. Also, even though the space looks great, $1.2 million is a lot for a townhouse. Didn’t we see a very big, nice single family on Plymouth for just a little more than that?

    We’ll see. The market is so weird, and the inventory is so low, it’s hard to know what things will sell for anymore.

    The only comp in the last 6 months is this 3-bedroom. It sold for $910,000 in August. 4-bedrooms get a premium.

  9. Townhomes and SFHs sell for a premium in Dearborn Park. Curious to see how much this one ends up going for.

    I love this 3 bed 3 bath that sold for $860k back in Sept of this year. Added bonus is that the property backs up to a private green space shared only by you and your neighbors.

  10. This neighborhood is quiet and coveted. The price is high and could sell for $1MM, 1417 S Federal St. sold in October for $1.2MM and is a superior home. I am not a fan of the color schemes with these townhomes, from the outside they are woof.

  11. @stephen – Agreed, some of the townhouses in DBP are not very aesthetically pleasing from the outside. However I love the red brick townhouse complex tucked in the SE corner of Clark and Harrison. The units are smaller but the architecture is interesting and the landscaping and shade trees throughout the complex are amazing.

  13. @MJ – Must be, I really like the Red Brick townhomes and the groupings east of Plymouth. DBP1 and its white grouping is not the greatest, with the main reason for me being the parking lots in front of the units. I do own in DB1 as a disclaimer

  14. @MJ, Doh! I meant to say Clark and Roosevelt – thank you for the correction. Yes the buildings east of Plymouth are nice. Agreed, the parking lots in front of the white townhomes in DBP1 is not the greatest, but the architecture itself isn’t bad, kinda has that mid-century vibe to it which is all the rage right now. I love the huge terraces.
