  2. This building looks like it has a lot of deferred maintenance – boarded up windows on the front of the building, paint pealing off of the garage, and a deck showing signs that it hasn’t been sealed in a long time. What else are they deferring?

  3. Back when I lived on Burling st there was always a lot of riff raff on that section of Diversey. Not sure how bad it is now, but paying practically 400k for a cramped 2bd with only 1 bath nearby doesn’t appeal to me even if the market believes it to be a reasonable price. I’d rather have a 2/2 with minimal updates if I were paying that.

    I wonder how easy it would be to open up the den to the living room. The place looks really cramped but that’s probably because the photography is terrible.

    Are taxes really 7500/year now for 2/1s in this area? That’s insane. $2650/month nut for privilege of ownership; for $200 more I can rent a nice 2/2 nearby with more amenities at 2666 N Halsted Street or save money by renting a more modest 2/2 or 2/1 while keeping my 85k liquid or free to invest in more diversifiable REIT funds if I’m that bullish on real estate.

    Really, this is a deal breaker for you? I know the benefit of having multiple bathrooms and I’m sure this is a tad overpriced. That said you have a pretty decent pad with garage parking near the park and lake front. Someone will bite on this soon.

    The brand new high rise just 3 blocks east of this unit on Sheridan is pricing 2/2s at $4000 a month. This is much cheaper than renting in this neighborhood.

    This would be an issue for me. I wouldn’t even go to see it in fact. Remember the nightmare I talked about where an entire family would have food poisoning all at once and wouldn’t have enough bathrooms to support it? Well, that happened to my friend a few weeks ago. Two adults and three kids all had horrific stomach issues at the same time (only two toilets in the house). My friend said he was crawling to the washing machine in extreme pain with soiled clothing because there weren’t enough bathrooms to support their needs and the kids were soiling themselves.
