This 3-bedroom in LincolnView at 2933 N. Southport in West Lakeview came on the market in January 2022.

I don’t have a more recent picture but will get one soon. This was from last summer. The listing says they have drywalled the building so buyers can take tours.

Built in 2022, LincolnView is a new 11-unit boutique elevator building with heated garage parking.

The listings say it has 6 different floor plans an 4 different types of interiors designed by Miller & Moss which range from Scandinavian to Modern Classic.

The listings also say that there is time to customize.

The units have white oak floors and private balconies. There is a shared rooftop space but some of the penthouses also have their own rooftop space.

From a listing for the penthouse, #4E:

The bathrooms will have heated floors.

The listing also says it has concrete soundproofing and spray foam for insulation.

The building also has Eco-friendly turn/tilt windows.

This building is across St. Alphonsus Church and the Athenaeum Center for Thought and Culture.

It is near shops and restaurants on Lincoln and Southport and the listing says 0.6 miles from the Brown line stop.

Are buyers still going to reject crowded high rise buildings in 2022?

  1. It’s hard to make a judgment on either unit because the listings don’t have enough photos. Am I wrong, or are the bedrooms not shown?

    Seems like for condos in this price range you’d expect a more detailed description and photos.

    This part of Lakeview is kind of dull, but it’s walking distance to lots of stuff, so that can be an advantage (quieter location). Close to public transportation, too.

  2. Is there a site that lists local developers and all of their properties? When making the biggest purchase of your life, it would be nice to have this resource for due diligence.

  3. I liked living in this part of Lakeview many years ago, probably one of my favorite neighborhoods I’ve ever lived in

    And I’d agree with the builders that buying a million dollar duplex down is a horrible idea lol

    The conversion of the funeral home on the corner is looking pretty awful, but at least it is progressing again.

    “6 different floor plans”

    Can we see even one of them? No?

    “Get your steps in with 10-minute or less walks to Fox Trot, Whole Foods, Dom’s, Burley School, Soul Cycle, 2 ‘L’ Stops, Lincoln Park, Schubas, Masonic Medical, Hamlin Park, and others.”

    Schubas is legit close, and WF and Burley a little less than half a mile, so sure. Foxtrot, Soul Cycle and the El right at .5…fine by me, but that’s not a CC ten minutes.

    Masonic is over a half, so that’s pushing it in 10 minutes for most. Hamlin Park and Dom’s are just under a mile–that’s not a 10 minute walk for anyone other than MiuMiu.

    And “Lincoln Park”?? Do they just mean the “LP Community Area”??

  6. These will sell fast. Great location. People want an elevator. And they want “new.”

    Is that retail on the bottom level? Not much “new” retail in this particular location other than what will go into the former funeral home. Could be a big renaissance for this intersection.

    newhomesource.com is probably as good as it gets and it’s not going to come close to having all new developers. It’s the job of the developer to promote themselves so you often only see the bigger developers that have multi-year pipelines that benefit from brand recognition.

  8. I like Nyet’s idea – – something more like a quasi-watch dog type website. There are a lot of developers operating in Chicago and building stuff that generally looks like this…and they are cutting every possible corner and since they are cutting the corners, they also generally want to remain anonymous. New construction adjacent to me appeals only to those with zero education in art / architecture but is modern in appearance and has all the finishes everyone is ga ga over right now. No elevator though. I understand from chatting with someone who looked to be inspecting the property for the condo association, that exterior metal work is already failing. Property is just over 2 years old!!! It was a $hit show when it was under construction too. The duplex down units were partied in by many a drug addict / homeless person whilst it was being built.

  11. A few notes on this one. When it came to the neighborhood group in late 2019, the developer said the units would be $350k-400, so LOL. The property wraps around to one lot on Lincoln (2956 N Lincoln, 1 door south of Papacito’s). There is supposed to be ground floor retail on both sides (ie both the 1 front on Lincoln and it’s 3 wide on Southport).

    Agree with anon that it’s not $1M for a duplex down in the area. $750-800k is more like it. Funeral home has been a lot of stop/start (supposedly some of the investors pulled out and the developer has been strapped for cash), but it does appear to be getting somewhere. Whenever that finishes, they also had plans for the parking lot behind it/next to 3021. That was supposed to be a building similar to 3021. No clue what the story there is nowadays.

    It’s not far from the northernmost Lincoln Park section of Lincoln just south of Diversey, lol. Though that does include Pat’s Pizza, so that’s a positive…

    while an outlier, at least right now, this place is listed for $950k and a few blocks away.

  14. I’m looking at one of the the 3bed/2 bath units and the layout is odd. It looks like the main entrance is near the bedrooms. Also, the main living space it’s really tight…no place for a dining table. Might be better off with the duplex down!

  16. I’m not seeing the other floor plans, just the 3 Bed/2 bath unit on the fourth floor. I’m looking at it again…the primary bedroom doesn’t even have a walk-in closet.
