I don’t know the Hyde Park market too well but a 20% return in the last 2 years seems astronomical. Other than the range, everything looks pretty cheap (especially the cabinets and tile).
Overpriced for ground level unit for sure.
My wife recently started working at U Chicago and we’ve been spending a lot more time there lately. It’s crazy how much the neighborhood has improved since I was in school…So many cool restaurants / bars, and even a pretty hip hotel with a ground level restaurant ( the name eludes me ) .
The campus is beautiful and there are some REALLY nice homes here.
The problem I have with Hyde park is what most people have – it seems fragmented from downtown, which it is..but unlikely Roscoe village or Evanston etc, everything in the middle is pretty gross. ( Yeah yeah bronzeville is improving..sorry most of it is still a dump ).
Also, if we ever walk off the university or medical campus, things get sketch / unsafe very very fast. There are muggings literally every week around campus. And yes, I know this happens in Lincoln park, Lakeview, downtown etc also…but I don’t usually feel as unsafe walking down halsted or clark street at night. Maybe it’s just my prejudice , I don’t know.

Also: Is the half bath that first door in the hallway (basically behind the fridge)? How big is the “walk in” pantry??

I am thinking the wished for ROI here is not realistic but then again I would be out of my depth commenting on this market – – Something tells me that if the developer thought upper sixes was appropriate two years ago, that would pretty much still be the price today.
The words, “preferred open floor plan” are enough to lose my interest.

I agree Riz. It’s great now. The neighborhood has changed so much. But I also agree that it feels like a completely different city there. And I don’t know why. It’s not that it’s “far” from downtown as Edgewater is “far” too.
Also, the area surrounding it will continue to get better. They are building $650,000 new homes in Woodlawn. And investors are coming in, like they did with the Olympics, and buying up apartment buildings etc. in anticipation of the Obama Center going in there.
If you really want to simply invest, look at the South Shore. The neighborhood improvements will go that direction over the next decade.
I was intently following the real estate listings last year in Hyde Park/Bronzeville, and somewhere along the way, this year, I read that there was 20% appreciation in those areas, year to year. Everything I looked at, both land & homes/condos was sold, when I did another deep dive search recently. I remarked to a real estate friend about this, after he poo pooed buying down there.

They need to rename Bronzeville and return MLK boulevard back to Grand Boulevard imho. It may not seem politically correct but by branding that area between downtown and Hyde Park as Black only, thats mostly what you get, a politically racially charged political atmosphere. African Americans are not migrating to Chicago anymore but away. This area needs to be rebranded. Yes, keep what little great migration history is left but really, there’s no blues, jazz or old clubs and theaters that made that area Bronzeville left anymore. Plus Grand Boulevard is just a kick ass name. Give MLK something else. Same with circle interchange in liue of Jane Byrn. Or Congress. Or Northwestern Station. I could go on about stupid renamings in this town but I digress.

The transit situation is a big part of it. In Edgewater, you have the Red Line right there a couple blocks off of Sheridan. In Hyde Park you have the MED. If the MED got flipped over to CTA and run as a Metro service instead of a commuter service, it would make a huge difference. But of course that won’t happen in our current fiefdom governmental architecture.
– MLK Blvd was originally named South Parkway Blvd.
– NYC’s Harlem neighborhood gentrification hasn’t suffered because of its well-known black roots.

– The #6 bus at 47th/Lake Park goes express to downtown faster than any L does, if traffic is favorable.
I haven’t visited Crib Chatter in more than a decade but I see it’s still inhabited by the same north side collection of racists who don’t let their ignorance of the south side stop them from making up FUD about it.

Yep. Hyde Park and Kenwood are both pretty hot. Home values are rising in surrounding areas too. That’s why there are some protests now. People are scared of being priced out as rents rise.
