Want Sunshine? There Are 27 Windows in This 2-Bedroom: 1654 W. Berwyn in Andersonville

This 2-bedroom unit at 1654 W. Berwyn in Andersonville recently came on the market.

1654-w-berwyn-approved.jpg

It is a rare duplex up vintage unit.

The first floor has the living room, dining room, kitchen and power room.

The second floor, duplex up, has 2 bedrooms and 2 full baths.

The listing says the unit has 3 exposures, north, south and west, and 27 windows in which to soak up the sunshine.

The kitchen has stainless steel appliances and granite counter tops.

It also has a 6×5 laundry room, central air and heated garage parking.

Listed just $2,000 under the 2007 purchase price, will this unit have the Andersonville premium we’ve seen with some other properties in the neighborhood?

George Just at @Properties has the listing. See the pictures here.

  1. I don’t know Andersonville at all but I expect that someone will be interested in this within 5-10% off list.

  2. This unit is a great location and Berwyn is a prime street. I used to rent literally two buildings down. This side of A’ville (west of Ashland on Paulina) is great. A lot quieter and easier street parking than east of Clark, but still only a block off the main drag of shops.

I looked at one of these units years ago and they were nice. They are a little narrow and long, but unique floor plans.

  4. What do people think of the bookshelves to the left of the fireplace? I was thinking this might be useful at my place since I have the same cookie cutter fireplace located center of one wall.

  6. “Another unit in the building also listed for $359k:”

Doesn’t command the 27 window premium.

Unit 2W only has 23 Windows. It is about 10K a window, to get up to the 27 windows in unit 1A.

1A is also (supposedly) 180 SF larger.

  9. Boring and overpriced.

$300K at the most, for someone who really likes it.

  11. I don’t get why this unit, or most any condo in the neighborhood, are worth $400k. Uninspired.

  13. being a bibliophile, I’m a huge fan of built-in bookcases flanking a fireplace. They look great.

  15. TB, Andersonville is a very unique neighborhood. A ton of amenities but somewhat of smalltown charm about it too. A really hidden off the beaten path neighborhood (too far north for many of typical lincoln park/lakeview types). There isn’t a lot of supply of condos either since new construction in the area is severely limited. Almost all the condos are vintage and there aren’t many within the certain boundaries that make up the hood (East of Ravenswood, West of Broadway, North of Argyle, South of Bryn Mawr), so they command a premium for those that like eh neighborhood.

  16. Thanks, Russ. I know the ‘hood. Clark St. and East has some charm. West…not so much.

  17. For a little more coin you could live in a townhouse in Evanston.

By the way, this is the best virtual tour I have seen.

  18. @Dan, that’s awesome. Something like that wouldn’t quite work in my current condo. Perhaps when I get that dream/forever house i can build one.

  19. This unit is not owned by any gay boys! They have more than enough taste to know better (see kitchen photo/backsplash/color schemes in rooms). I used to live in this building and it is solid old construction, very quiet, very close to all the best in Aville. Would love to see it sell for close to ask but IMHO wishful thinking. Lucky if they can get $350K.
