  2. Not seeing anything warranting a 30% increase in 3 years.

    The White stove sticks out like a sore thumb, the painting over the wires is a nice touch, Entry door isnt trimmed out and could you drop $5 and recaulk the tub?

    They really arent putting their best foot forward

  3. What’s rent like in PS these days? Can you get $2 psf for these sort of 90s-level finishes?

    Building looks to have some future issues, with the puddle on the roof right over this unit and the crack in the exterior wall under the post within the glassblock wall in pic 13.

    Also enjoy the vintage-style gator deck.

    Place needs quite a bit of work, but it is a large space and you could do a lot with it.

  5. Is a fan right over a gas stove a feature or a liability?

    That black mold in the tub is the reason why most listing photos instead show a shower curtain (cringe).

    Are these people really living with no window covering even for the glass block? How much light comes in at night I wonder. You gotta do a night time visit and a daytime visit to make a decision here and the place needs a ton of work. I am similarly unsure if any premium over the 2017 price is warranted however this person hasn’t done a good job managing the AV (or it seems, the unit itself)….looks like it is being taxed as if it is worth around $400K.

    Pluses include proximity to the 606 and the unit is large.
