Want to Walk to Work in the West Loop? A 2-Bedroom for $695,000 at 845 W. Monroe

841 w monroe

This 2-bedroom at 845 W. Monroe in the West Loop came on the market in January 2017.

This complex was built in 2001 and has 42 units.

These were built with “loft-like” features, including exposed duct work, because that’s what was being converted and bought at the time these were built.

It has two outdoor spaces, from the living room and also from the bedrooms.

The kitchen has maple cabinets, granite counter tops, a tile backsplash and unique black stainless Samsung appliances. I don’t think we’ve seen those black stainless appliances before.

According to the listing, the baths have been “redesigned” and have Kohler fixtures and designer tile.

The listing says the den, which is 10×9, could be used as a third bedroom.

It has central air, washer/dryer in the unit and heated garage parking is included.

Originally listed for $720,000, it has been reduced $25,000 to $695,000.

Will this sell now that it’s under $700,000?

Douglas Stachowiak at Best Chicago Properties LLC has the listing. See the pictures here.

  4. “A must see for clients looking for the latest interior design features.”

    ??

I’m not disputing it (necessarily), but what are they referring to?

  5. Perhaps the black stainless appliances are what they mean by “latest”. I was at Abt over the weekend and noticed these (though by Kitchenaid) were prominently displayed; I think the the appliance companies are hoping these will be the next thing to milk money out of the design whores who like to feel they are alway on trend.

  6. While this is a much better exposure than the south view that will be immediately blocked by condos, There will be a development across Monroe that will also block this units light and air looking north. Not that anyone buys in the West Loop for the views, but just a consideration.

P.S.: Sabrina, we get it, West Loop/Fulton is hot. Any other interesting neighborhoods you’ve been looking at?

P.S.S.: Black stainless is the new thing? Sigh…….

  8. Great location but…The ceiling is gross. The faux-loft-ness is gross. The space itself it utterly unremarkable. A fool and their money…..buying a condo on top of retail is a dicey proposition. Do unit owners get approval rights over prospective businesses?

  9. This location has certainly taken off, and this is a nice enough unit…

but 700k for a reasonably sized 2/2…I mean, Are we really there yet in this neighborhood? I’d still much rather live in lincoln park, river north, heck, even wicker park – and 700k goes a long way in those areas still. ( Maybe less so in river north ).

I can’t honestly see this going for more than 600k.

  10. in picture 18, there is an art piece hanging up in the closet that says “whatever”. That sums up this entire listing.

  11. Say what you will about the price. Looks like its a pretty sought after property. Redfin lists it as a “hot home” which in my experience means it will sell pretty quick here.
