Want Views? There’s No Other Building Like Lake Point Tower: 505 N. Lake Shore Drive in Streeterville
Everyone knows Lake Point Tower, the curved glass building at 505 N. Lake Shore Drive in Streeterville.
Built in 1968, the building towers over the waterfront with 720 units and views for miles up and down the coasts of Lake Michigan as well as the city skyline.
When built, it was among the first cities within a city with restaurants and stores on the first few levels as well a swimming pools and parks.
The building has been used in many movies, including most famously the Sandra Bullock film While You Were Sleeping (where her fantasy man, Peter Gallagher, lived in the building.)
Many famous people have also lived in the building, especially athletes, such as baseball player Sammy Sosa.
This 3-bedroom unit on the 68th floor has been on the market since May 2010.
It has views North, South, East and partially West from 36 windows along its curved walls.
The unit has a washer/dryer in the unit but there is no central air- only wall units. There is also leased parking, not deeded, in the building.

I have family friends who live there, too bad they are in their late 80s. Great views though.
Since this unit hasn’t changed hands since 1992, it would be interesting to see comparables that have.
$375K to $1.5M since 1992 doesn’t seem plausible. Granted 1992 was a trough, the price has still inflated too much. I wonder what a comparable unit would have sold for in 1999, or 2001.

ive loved this building since i was a kid (im 27 now) and have always thought about living here. problem is, a 1BR/1BA, 1000sq ft place is high 300s and then $500-600 in assessments. i think the building as a whole is overpriced given that nearly all the units ive looked at online need massive updates to bring them up to date from the 1960s and 1970s.
Iv’e been looking for high floor with lake view and this place is the best but prices are crazy. Probabaly settle for museum park.

So I’m going to add a similar property on the 22nd floor that you’ll be able to see.
This unit does not seem to have anything unique about its finishes, its mostly average and generic looking. With that in mind someone looking for a high floor large space in this range will probably want to refinish the place to their tastes. A good RE agent should be able to estimate $/sf in this building, is it $1.6m? I don’t think so. For $1.6 I would expect something that stands out other than the views.
I think the late 1980s/early 1990s prices say it all. Additionally the taxes and assessments were likely much lower back then.

I agree completely. This works out to over 8.5% increase in value every year since 1992. With the taxes and assessments on this, the age of the building. I just can’t see the value.
All you have here is the view. Many people might think the location is great, but if you live there you’d realize it’s more of a nightmare. This is, unless you LOVE Navy Pier.

uhhh – maybe in the 80s. There are way too many other, better choices. I had friends who have/had condos in this building. While the idea of living on the lake is cool, you feel TOTALLY isolated from the rest of the city – you might as be living on Pluto. In addition, the throngs of “out-of-towners” that parade by the building going to Navy Pier is enough to make you crazy!! Oh, and the building is getting older and is completely dated. I would never buy here – even if the units were very cheap.

It means that they will “pay” for your parking for one hour if you want to see the property. However, if you go the “8 business card” route, record their reaction and put it on you tube – I would love to see the expression on their faces!!!

I’m sure you could see the same by not including a few bucks with the business card.
Isolated, overpriced, dated and tourist central. But, if you like to bike or run along the lake it’s perfect, nice little beach right there too and one of the few places in the city where you can look out your window and no one is looking back at you.

We have a condo in LPT. The listing for the 1100-sf unit has really terrible pictures. LPT is all about the lake and the light, but those pictures manage to make the unit look like a tract house.
Units in the building are generally cheaper and larger than in the newer buildings in Streeterville. It’s not everybody’s neighborhood, but the lakefront trail is right outside the door. The lake fills the windows. There are summertime fireworks twice a week that you can watch from the third-floor park.
Prices in the building have been reasonably stable through the slump.
It’s not everybody’s cup of tea, but if one glance out the window makes your heart sing, it’s where you belong.
From time to time I consider purchasing in a high rise. The first thing I look at is ceiling height. It gives you a good indication if the developer is trying to nickle and dime the buyer. And to me this makes all the difference of living comfortably giving the sensation of space and breathing room, and clearly this building fails completely. I get anxious just looking at the living space.
I thought this parking was deeded, not leased? My grandmother owns a unit here with two spaces. The annoying part is the valet parking. I don’t like the building and like clio, feel the location is isolated.
Not my cup of tea (due to the isolation; the closest hood is Sville, which entails an upleasant walk, and it’s not much of a hood either). But the place is undeniably awesome (and I’d bet it’s actually much cooler than the pictures let on).
Love the view; not thrilled with the units.

I really like the comparisons b/t the two units:

6804 is 30% larger, but has 67% higher assessments and the Assessor thinks it’s worth about 2.5 times as much as 2210, and is 500+ feet further up the building, yet it’s listed for only 32% more. The outsized assessments and taxes kill the relative value of 6804 (not that 2210 isn’t overpriced).
For $1.5 million, I bet one can find 2500 sq ft in a full service building, with plenty nice lake views (albeit not like this unit’s views), located in the north east GC or ELP.
get them closer to $400/SF and you’ll see these things start to close.
there are just too many better options at $500+/SF.
The reason this building has a good reputation is that a ton of ultra-rich people live in it or have lived in it. I’m not just talking celebrities like Sammy Sosa, I’m talking the nouveau riche who buy several units in here and make ridiculous penthouses. I know of several that exist including one that is nearly an entire floor and includes a huge “tub” that is essentially just a small swimming pool. It is owned by a friend of a friend of mine who founded a hedge fund in NYC. Say what you want about it being “dated” but this building is a classic design and has been inhabited by none but the most extravagance-oriented citizens since it was constructed. This could be changing now with the Trump offering nearly as unique views as LPT, but LPT still has its unbeatable advantage of being the only building east of LSD.
wonder if it pissed people off here when they reopened navy pier in the mid 90s. I think I’d have been upset but don’t know if it would have hurt or helped demand. probably helped.
This is one of those golden-bars-prison type buildings. The walk to Streeterville is under a dark/damp LSD overpass. You cannot walk to a grocery store, the small one in the building isn’t great. Where are you going to go? the food court at Navy Pier? It’s frigid cold and ridiculously windy there most of the year, so you are stuck indoors (hence the prison feeling).
Don’t like the low ceilings either.
This building isn’t worth $500 psf.

Unquestionably helped. Just look at the prices pre-Navy pier then after. Of those gazillions of tourists you know some have to have money and proximity alone to millions every year was likely enough.
I believe that renovating and re-opening Navy Pier has made all the difference in the world for this building and has helped it out a lot.
Had a friend who lived in this building when it was a high-end rental and Navy Pier was closed. She said she felt extremely isolated in the building, and that the surrounding area was very dangerous and desolate at night. She moved out after only a year and went to a building located in the middle of everything.
This place is like 600 yards from Fox and Obel to the guy that said you can’t walk to anything around here. The best movie theater in Chicago is also about the same distance. Have the commentators on this site ever even lived in Chicago?
You can rent some REALLY sweet places in this building for under 2k a month.
Lake Point Tower is an architectural gem; it was also a very economical building to construct. It has great bones, but many units are dated. As a kid, I spent a lot of time here in early 70s, and it influenced my decision to become an architect.
I recall Invesco managed building in late 70s, which meant bad building management and bad building-related decisions. While Navy Pier was closed, the area was desolate and scary at nights. After Navy Pier was renovated and re-opened, the summertime traffic and nightlife noise has been a problem.
What’s the (nearly half mile) walk to F & O like? I think most folks are reluctant to have that sort of strolling experience to get from their luxury home to their luxury food store. And I’m not sure that making the same loud, sooty journey to a movie theater will make them feel any more posh. (But I agree: that’s a nice theater.)
I seem to recall that there is a plan to remodel that whole area under LSD near here. The sidewalks are to be re-done and a bike path added (riding a bike is a nightmare currently), and the plan is to make the “approach” to Navy Pier more attractive and pedestrian-friendly.

Have you ever tried even walking 1 block near the lake in the winter (which, in my eyes, comprises 8 months here!). Also, it is completely desolate and very scary at night (east of F & O). It is very depressing.

More like under 500 yards. Closer to a 1/4 mile. And they do deliver.
Rumor has it that the proposed neighbor to this building (pushing up against the other side of LSD) is going to go ahead with construction but as rentals.
Lower floors will lose some city views but the area will gain residents and be less scary at night. It will probably have some sort of ground-level retail/restaurant or something.

I used to live in s-ville – I wouldn’t pay anywhere near these prices in that building. It’s nice, but really, the walk to F&O when it’s cold and windy is brutal. And F&O isn’t really that great of an everyday shopping kind of grocery store.
The express bus does stop right in front of this place, which is nice during the week, but that does not outweigh all the proles walking around outside going to Navy Pier all the time. The views are really all this building has. Illinois and Grand over there are wind tunnels and you would want to drive to F&O or Dominick’s from November through March. If you’re going to live somewhere you need to drive, you might as well get a place in Scumberg.

The Navy Pier one? If by best you mean overcrowded beyond belief, limited selection and getting ripped off big time on your tickets.

Oh and as for safety over there, a coworker’s hubby got jumped by three guys on Fairbanks and Erie at 9 pm on Saturday a few weeks ago. The people at the hospital said he got off lucky as the other victims of similar attacks on the same night were carted into the hospital in ambulances and he was able to walk in. The neighborhood sucks because there aren’t a lot of bars and restaurants around that are open late, thus criminals have free reign since there are a lot of desolate spots where they know they can target rich people with few witnesses. No thanks.

I sublet a place in LPT for a summer once and wouldn’t want to live in the building year round. While the listing offers “fireworks” as a draw, they can get to be overkill when you have no choice other than to listen to them every Wednesday and Saturday night all summer long. Plus, the guy with the saxophone who camps out on fireworks nights in order to take advantage of tourist dollars gets to be a strain on your nerves when you find out he only knows three songs, and plays those three songs over and over and over.
Fox and Obel, while great for specialty shopping, isn’t a realistic place to do most of your shopping for food. Plus, the walk is too far to make it worth anything other than a place to pick up a bite on your way home.
That said, the park is lovely and the pool is nice enough (never saw another soul there the entire summer). It’s great as a novelty, but not something that I would choose over so many of the other vibrant neighborhoods Chicago has to offer.

Technically, 2008, but two of them died from injuries sustained in prior years. But all four of them were line of duty, while it’s two thins year. 3 in the line of duty happened in 1990.
Yeah, violent crime is down because Daley moved a lot of people out of the projects and to places like rural Iowa. But the violent crimes that are down are those where two guys in the PJs shot each other, now those guys are teaming up and going to LP, GC, WP and Streeterville and commiting violent crimes for phones and money. Yep, 10 violent crimes a week in the 7800 block S. Cottage Grove is going to have a lot less impact on Chicago RE prices than 9 violent crimes a week in the 0 block of West Oak or the 500 block of McClurg. The CPD can report a 10% drop until its blue in the face, but if the GZ turns into a war zone, Chicago will turn into Detroit real fast.

good stuff anon – yeah, CPD only had problems a few days on the lake front, but one of those nights was one of the nights I had chosen to go for a run to watch the ladies playing sand volleyball, err umm, I mean to exercise. The whole beach got shut down and my run got ruined. CPD recovered nicely by throwing in the blue light cameras, which had generally been reserved for high crime ‘hoods and instituted all kinds of overtime to make sure there were plenty of bodies down there in case anything else popped off. I just wonder where those funds for overtime are going to come from next year and the years after that when the cash Daley took in for selling off the parking meters to his brother is completely spent and the bond market laughs hysterically at Chicago’s debt issuances.
I was strongly leaning toward buying a place in the Gold Coast and sending PermaCub to Ogden Elementary, but after that night and after thinking about how screwed Chicago’s finances are, I chose to go to a burb instead. With Chicago’s financial condition, the majority of people you’ll find to buy around here are kids straight out of college who aren’t smart enough to diligence what they’re getting into. Problem is, those kids are hammered with student loan debt. When Rahm and his soft on crime liberal cronies start running this town, I predict things will get worse. Hopefully I’m wrong, but I wasn’t going to stake my family’s financial future on it. That, in a nutshell, is part of the reason I’m still bearish on RE prices in Chicago.

Well in that case it’s easy enough to get out of. Just say some incendiary things on the jury forms and you’ll get tossed. In fact many of my rants on here would likely be more than enough to get tossed. You would have to show up to court, though.
(Skipping jury duty is certainly not a felony, btw). At worst a misdemeanor, but more likely a municipal offense. And one that isn’t even enforced (to my knowledge), at that.

I agree with you, Bob, but now I have no idea what your point is. You stated that white guys suffered under prior mayoral administrations. When I claimed that they not only didn’t suffer, but prospered under several prior administrations, including the first mayor daley, you claimed that I lacked reading comprehension.
I guess I’m wondering which previous administrations included the persecution of white guys. I seem to have missed it and I’ve lived in the city since the late 80s.

BTW I bartended on the Odyssey back in the early 90’s. This was right after the pier had reopened and the Lake Point neighbors were furious about our “moonlight” crusies. We used to go out every Friday and Saturday from 1am to 3am. This dropped a bunch of drunks back on the curb right in the middle of the night. I could understand the problem. Somehow the alderman and boat owners came to an agreement and they reduced frequency and changed the times slightly.
This was not enough for some residents that wanted the pier to be sealed shut at 9:30pm. I’d bet that most of them ended up selling the units, making plenty of money, and moving to a more isolated quiet location!

Ah, so you’re saying that SCCB *IS* still just variations on the theme.
No, I don’t think CPD is a bunch of dogs, but I do think that ~10% of them are total mooks and the issues with being on a force with mooks (1) provide a *HUGE* disincentive to rocking the mooks’ boat, (2) drive away some (many?) good cops, (3) hurt the moral of the remaining good cops, (4) dramatically affect the public’s perception of the force and (5) embolden the bad guys. And many jagoffs (or just one really active mook) posting about how the CPD will “show daley/weis” by hurting the citizens doesn’t endear them to anyone, and especially not me.
And, if it’s not the majority opinion on the force, how ’bout more CPD standing up against that attitude than there are standing up to defend drunk-driving cops who kill people? I haven’t seen it, but maybe you can point it out to me.
