This 2-bedroom duplex at 925 W. Wolcott in West Town recently came on the market but it might seem familiar to long time Crib Chatter readers as we chattered about it back in July 2009.

Back in 2009, it was a 3-bedroom, but many thought it was really a 2-bedroom (and it’s now being marketed as a 2-bedroom.)

Many also thought it was overpriced at $565,000 and some actually thought it would sell in the $300,000s.

It ended up selling in September 2009 for $515,000.

If you recall this is a set of Studio Dwell and Ranquist developed buildings set next to each other on Wolcott.

This building has 9 units.

The unit has upscale finishes including Arclinea cabinets in the kitchen along with Meile and SubZero appliances.

There is a rain show in one of the baths.

The duplex has a 20-foot wall of windows that overlooks a private, landscaped 32×15 terrace.

One bedroom and a den are on the second floor while the second bedroom is on the main floor.

It has garage parking, central air and in-unit washer/dryer.

The unit came out of the gate listed $16,000 under the 2009 price.

Will it sell close to ask this time around?

  1. Still like this place a lot. I’d say it goes fairly quickly at this price. But man, enough with the variations of purple paint, inspired by Barney I guess

  2. Live right next to this place, and have seen several of the units in this building, including this one. It’s definitely a two bedroom (the “3rd” is a dining room), and the second bedroom is not fully enclosed. Additionally, the living space is extremely compact (and not particularly practical, a feature of this architect), and very modern — don’t expect to acquire tons of stuff if you live here. This place would work well for a childless couple or bachelor, but that’s about it.

    Frankly, this isn’t how I’d spend my money, but I can see the appeal to a very specific subset of buyers.

    Curious if you “rental equivalence” types feel the declining price here and accompanying rise in rent prices over the past 3 years proves your point?

    I still don’t buy that, but can’t deny this place is worth less, and renting around here costs more, 3 years later.

  7. I like the style of this place alot, and paint is a cheap fix. However, I am not sure where the “office” space is on the first floor and would like a floorplan in order to get a feel for the overall space. I would be interested in this place for $425K, but I think it will find a buyer at $450-470K.

  8. The unit is L-shaped — “office” is off the living room. Seller says you can remove the wall between the two to expand the living room, which is honestly the right move — again, the space is pretty compact.

    It’s also hugely smaller, so it should be less.

    You could also pay more for a somewhat bigger place a door or two south:

  11. Go take a look at what else is out there in the $450-$500k range. After seeing all the cookie cutter crap your jaw will drop when you walk into a Ranquist unit.

    I agree it needs new paint, but look at those windows, huge ceilings, and high end kitchen. This place is sweet.

    Also, check out what 1615 N. Wolcott #201 sold for just a couple months ago. Everyone here was waaay off on that.

  14. Hoyne unit is much smaller, but also a better location. No suprise that it went under contract in 7 days. There isn’t a lot for sale or rent in this area, things go quickly.
