  1. Nice enough place, but all the recent sales in the building suggest that this is at least 15% overpriced. Recent sales suggest a sale price of around $320k.

  2. This place is so depressing both inside and out. On the plus side, the assessment is low although this is not a surprise, no amenities, no heat, etc…

    Really? Same unit (but with a small extra “den”) sold in late spring for over ask (same outdoor courtyard terrace, same kitchen etc. etc.) Sold for $382,500. So you can see why they’d list at $375,000 (just like the other unit did successfully in the spring.)

    Can’t really tell much from the pictures, but I don’t buy the argument that #1 is smaller and otherwise the same as the posted property. It originally sold for significantly higher – $312k vs. $280k, and the second sales were the same (although further apart on the time frames) – $396k vs. $350k.

    The posted property seems closer to 102, 202, 210, etc., the pricing histories on all of those tell a story. So, I can’t see why they would list at $370k, and I can see why it’s still on the market since July.
