  2. Standard developer finishes…it looks like something converted 7 years prior. You could do so much with a space like this but developers just keep doing the same old thing. Also, note how the vein in the marble in the shower goes all different direction….it should all go the same direction even if separate tiles. And, yes CLIO, I am a picky child of a baby boomer who wants value for my $$$$.

  4. I was thinking that this place reminds me of my house, but that’s because I’ve got all standard developer finishes too! It’s a nice place though, I certainly wouldn’t be unhappy living here, but I don’t know if it’s worth this much.

  5. Hate to say it, but this is vverpriced by nearly $100k, I think. Maybe the 2002 price is in the right ballpark. This part of Bucktown is lousy with properties like this and most of them are much better done with lower carrying costs. Those little balconies are nothing to get too excited about, and the rooftop deck is public. I’ve seen far better properties, with lower carrying costs, at this price point in the “good” parts of Lakeview and Lincoln Park, so no one in their right mind is paying $500k here for this.

    Is the duplex portion lofted under the existing ceilings or into another floor of the building? It looks like the latter, but I wasn’t sure.

  6. JJJ – I don’t think that this part of Bucktown is lousy, but I think on a square footage basis alone, this is priced high. Just for comparison (not saying that these places are at all alike other than they are duplex ups in elevator buildings with rooftop decks in same part of Bucktown):

    You’ve seen (i) 2 bed/2.5 bath top floor, duplex-up units measuring at least 1,600 sq ft, (ii) with w/d and central air, (iii) a garage, (iv) balconies and a roof deck, (v) in better condition than this property, (vi) in the “good” parts of LP, (vii) for under $500k plus $400/mo fees? In what year?

    I would be tremendously interested to see even one such listing.

    I was using the “lousy with” construction, which means “there are lots of them” like “my block is lousy with kids.” It’s not a judgment on quality.

    First of all, I’m not sure that this place is a legitimate 1650 square feet, if any of that area is lofted above the rest of the unit. And it’s certainly unique – if you must have a third bathroom or love duplexes up, and like Bucktown and paying too much, maybe this is just the place for you.

    I also know that you have a bit of a douchebag’s definition of the good parts of Lincoln Park (no offense, I mean douchebag in a nice way, I’m just saying), but in about 5 minutes I would say that 07721842, 07758942, 07805432, 07853230 (too far south for you), 07859438 (too far west for you) and 07831602 (small, probably) probably all have many of those attributes. If you want to look at something closed, check out 07604717. You probably should have bought that one if that list is really what you’re looking for.

    I agree with you, that’s a tough comp for the subject property. If it sells with both parking spaces at list, that’s just $424 – $76k cheaper than list for this property. Finishes look about the same.

    I think that is an excellent deal on a quality looking unit, but then I see the crib and it makes me cringe. I too have a crib which will soon turn into a daybed and possibly back into a crib further down the road. This unit says “do not plan to stay long with children”

  17. I would agree that it is overpriced. Makes me wonder if sellers just list the property just above their short sale threshold to see if they can get out of it and go rent a house in the burbs for a while.

I don’t have kids and am not up on the latest trends in child-care, but I’m betting that the “name on the wall” thing is probably being suggested by various “experts” as a way of making his/her own name the first word that the child reads (as opposed to says aloud, which will always be “mama” or “dada.”)
