    I think maybe the title on CC is wrong? The listing says 2BR more than once.

    Anyway I really like this under $400.

    2 car parking
    Separate living and family rooms.
    Private roof deck.

    All features that are pretty rare and desirable for 2BRs in this neighborhood.

  10. The “3rd Bedroom” has no doorway on the stair and has a wide open wall to those 25 foot ceilings of the LR. There is no coat closet. The wood floors are very short stock and jam-packed with pale yellow wood filler. The “2nd Parking space” is not a legal space and would require a 250 point shuffle to get into. It is a very tight driveway. (It really gets my dander up to realize that the 3rd BR and 2nd parking space are pretty blatant uh…. untruths.)

    I’m pretty sure the decks are original. The hallway to the master BR deck was turned into a closet. There is a crack running through 2-3 feet or so of the master bathroom floor tiles, which says to me that there is an issue underneath.
    And the sides and garage are made of the dreaded **SPLIT BLOCK**.
    The outdoor spaces are really lovely. I like the actual livability of the layout, with the exception of having nowhere to hang your winter coats and boots after a hike up the stairs.
    I love the outdoor spaces. It’s too bad there are a lot of less desirable aspects.

  13. Walked through this place a few weeks back – the bathrooms are a little dated but the place is nice overall. I loved the outdoor spaces. I believe they put some money into the kitchen after they were getting poor feedback from potential buyers. Even though they did some work, I think they kept the price the same. It’s a nice place. Guessing it will go for $410k.

    It hasn’t been listed yet even though the Tribune and the Sun Times are all saying it’s for sale. It could be “on the market” as a pocket listing- where the realtors tell all the other realtors “hey- it’s for sale if you have a client interested” but they don’t list it on the MLS.

    Until it goes on the MLS- I don’t really consider it “for sale.”

    But when it IS officially listed- we’ll chatter about it!

    The Redfin listing has it as a 3-bedroom. I didn’t even notice that the @Properites listing calls it a 2-bedroom.

    Looks like that “third bedroom” – is really the lofty family room/den area.

    Yeah- it should officially be a 2 bedroom.

  17. That overall view from the curb is truly something hideous. It’s as if the architect changed his mind 2/3rds of the way through construction.

  19. We saw this place earlier this year…its smaller than you’d think, and at the time they were calling it a 3br, which is a sham. that “3rd bedroom” didn’t have a closet or anything. the outdoor spaces were cool though, but with the split block construction i wouldn’t touch it.

  20. Not enough against-wall kitchen counter space. Once you put down toaster, coffee makers and knife block, you’re out of space. Also, the lofty family areas end up unusable for sleeping or quiet activities because there’s no sound barriers to other areas of the house. This place will be a first-time-homebuyer’s first-mistake.

  21. Yeah, the only pro of split face block is the pro-fessional who pocketed a slightly higher margin by cutting that corner. the fact they had to pass a law to insist said material needed to be waterproofed says it all to me.

    I walked through this yesterday.

    This is a 2BR no doubt about it.

    But that upstairs loft creates a ton of living space. The place LIVES more like a 3BR than a generic 2BR. You could make the upstairs loft into a bedroom pretty easily – the half-bath is upstairs but a shower could easily be added.

    One of the downstairs baths needs some updating. The roof deck wood is in bad condition as Ingrid said. The roofdeck can support a hot tub – the south unit has one on their deck. The outdoor spaces are truly great. Roofdeck has views of Willis, Hancock on one side, Wrigley on the other.
