West Loop 2-Bedroom Penthouse with Private Terrace for $599,000: 936 W. Madison

This 2-bedroom penthouse at 936 W. Madison in the West Loop came on the market in March 2021.

Built in 1998, 936 W. Madison is a boutique 18-unit building with an elevator and attached parking garage.

This unit is one of the top floor penthouse units.

It has hardwood floors throughout the main living area.

The unit has an open living room, dining room, kitchen combination with a split plan on the bedrooms.

It has a gas fireplace.

The kitchen has wood cabinets with stainless steel appliances, what look like granite counter tops and white cabinets on the island, which has seating for 3.

It has the features buyers look for including central air, washer/dryer in the unit and garage parking is an extra $35,000.

But, thanks to COVID, the biggest selling point might be the large private terrace off the living room.

Listed for $599,000 plus $35,000 for the parking, that would be a new high sales price for this property.

Are buyers still searching for outdoor space this spring even with the reopening?

Nathan Binkley at Compass has the listing. See the pictures here.

  1. I would be shocked if this sold for anything close to ask. The outdoor area is nice, but not that nice

    A 4 story building doesn’t have a penthouse

Finishes are tired and lame. The kitchen uppers should have been run to the wall like the lowers. Can’t figure out where the den is, converted a closet in the LR (diagonal flooring)?

    $120k down and $3,700/mo? Rent

  2. They are trying to add privacy to the terrace with some planters, but it is a futile cause. Dozens of neighbors can peer down onto it.

  3. The kitchen appears to be of rental quality. The owner has completed that look with pieces of stand alone IKEA cabinetry in the dining / living areas.

  4. Current decor choices aside, this is a really great unit with decent potential. That list price, not the parking, is too high.

Current wacko market my get that 600k but it really is too high for updates needed. Good unit though.

  5. Why isn’t anyone complaining about the assessments on THIS unit?

    They’re $559 a month for a 2/2 and doesn’t cover cable/Internet, heat, or gas.

Also, no doorman in this building.

  7. Current owner has the longest tenure in this unit at a whopping 7 years. I wouldn’t pay this for this place. The moments rates rise you are going to be stuck with this for a long time and history indicates that people don’t like this unit for very long.

  8. What a sad unit. And even sadder the people living there can’t afford to buy nice furnishings. What a cheap dilapidated couch. Couldn’t even bother to straighten up the den to take a picture.
There’s nothing appealing about this unit. I don’t think people really care about outdoor space. Most have moved on from COVID.
