What If You Bought in 2012? A 3-Bedroom at 2521 N. Ashland in Lincoln Park

This 3-bedroom at 2521 N. Ashland in Lincoln Park just came on the market.

This building has 5-units and garage parking and was built just as the housing bust was hitting bottom, in 2011-2012.

We chattered about this building in 2012 as there were just a few new construction buildings that were coming on the market after several years of extreme distress in the market.

One of the comments about the kitchen finishes, which are white with marble counter tops, struck me as interesting.

“BTW this look is nice and refreshing however in 10 years it will be the same as looking at the light maple cabinets with a mid tan granite counters and a wood covered appliance package from 2000- 2004 era or the dark cherry rubbed maple cabinet paired with SS appliances and black countertops from 2004-2007 era. I do like it now but it will pass.”

It’s 7 years later (so not quite the 10 years he cites), but the white kitchen seems to be as strong as ever, only with the quartz counter tops.

This unit has “high end finishes” including millwork, trey ceilings, wainscoting and hardwood floors.

There’s custom window treatments and paint.

The kitchen has white cabinets, marble counter tops, a wine cooler, a custom tile backsplash, stainless steel appliances and a kitchen island with a breakfast bar.

The unit has the features buyers look for including central air, washer/dryer in the unit and garage parking is included.

It is next to Wrightwood Park and the listing says it’s in the Prescott school district.

Originally listed at $379,000, the prices were lowered on 2N and 2S to $349,900.

One commenter actually thought the price would have to be lowered another $20,000 for these to sell.

But this unit did sell in March 2012 for $350,000.

It has come back on the market 7 years later for $199,999 more, at $549,999.

The sister unit, which had the same finishes, Unit #2S, sold in June 2017 for $505,000.

  2. Well, that aint no tray ceiling, so I think Trey must be the man behind it.

    That said, I think the reason the kitchen reads ok is that its closer to a timeless classic look. What in the world wainscoting, mouldings, crotch mahogany Chippendale style furniture and a classic cottage kitchen are doing in a 5 unit modernist (Bauhausish?) building is beyond me.. but.. no, it doesn’t look bad in the photos.

  3. “Walk to everything?” Not sure I buy that. It’s a really long walk to the El from here. Not sure what commuters do to get downtown from this location.

    Ashland bus to Clybourn Metra? Fullerton bus to Red Line? Totally agree, about as bad as nearby NoCoCo for lack of transit.

  7. While I hate that this condo is on Ashland, and the building itself is ugly, the post is interesting!

    We bought our house in 2012 (actually under contract in ’12 and closed in Jan ’13) and are SO glad!

    We also just totally gutted our kitchen last summer and went with white cabinets and similar counters but made of quartz. We’d never go with marble, as it is a bitch to maintain but we went with the look because we felt it was classic as mentioned above. Clearly, the 2006 cherry cabinets and dark granite aged and other looks have aged, but we felt white has always looked in and always will. Perhaps the cabinets, etc will age, but the overall look will stay.

    I’m not sure these owners will sell for this price, but as glad as I am that we bought when we did, there is no way our house has appreciated $200k, and that is with a brand new kitchen, huge new deck, etc. Oh, well. Still better off than our first purchase in 2006. LOL!

  8. I’ve visited a friend in a unit with the same layout. Good finishes, but no dining area outside of the kitchen. They did a great job with the soundproofing as you cannot hear the vehicle or bus traffic on Ashland. Neighbors have been generous enough to let other units use the large back roof deck.
