Will Bob Win the “Guess the Price” Contest on This Wicker Park House? 1509 N. Paulina

We have chattered about this 3-bedroom contemporary single family home at 1509 N. Paulina in Wicker Park several times before.

If you recall, this was the house where the agent was running a contest to guess the price.

Many of you submitted your “guesses” right here on Crib Chatter but we now know that nearly all of you were actually too high.  You would have “overbid” as the Price Is Right rules go.

 Bob, however, was among the lowest guessers as he used the case shiller index to guess that it would sell for $613,400.

After several reductions, the house is now listed at $649,900.

The house has an interesting past.  It was formerly owned by David Draiman, lead singler for the band Disturbed (the original listing had a reference to “rock and roll”.)

It has soaring ceilings in the living room and skylights.

2 out of the 3 bedrooms are on the second floor with the master bedroom on the third level.

The master bathroom is slate, with body sprays and a Japanese soaking tub.

The second bathroom is not without its own luxury, as it has a steam shower with 8 body sprays.

The kitchen has Viking, Bosch and SubZero appliances.

Built on a 25×125 lot, there is a 500 square foot deck with a hot tub over the 2 car garage.

    You really have to wonder what was going through the owners mind in 2009 when they got this for 154k off the 2005 price. I guess they thought it was such a great “deal” because they were saving so much off the 2005 price.

    I guess these days it is about time to run the first wave of knifecatchers through the ringer.

    A “steal”? Hardly. Probably not even a deal.
    “The multitude of 2 bdrm condos going for not a whole lot less”? Really? In this area? Definitely not a “multitude” of them (not even sure what you mean by that).

  7. Unfortunately for the owners ML people with your opinion largely aren’t in a position to buy these days. In fact I already consider those with your opinion, as well as these owners trying to sell, laughing stocks.

    Curious if ML stands for mortgage lender? If so you might want to check out university of phoenix before the winter enrollment deadline.

  8. I like it for 600k. Good location (IMO) and unique finishings that are obviously proving to be a tough sell.

    A big thing for me would be having to replace those floors. I can only imagine how cold that house must be in the winter.

    Seriously? How many 2 BR condos in wicker park are listed around 600K? Probably none.

  10. Pardon my enthusiasm but I was merely comparing this place to the condo entry below it at 2843 N. Lincoln. For 271k more you’re transported to a much higher standard of living. I really don’t care about the differences between the two neighborhoods.

  11. Hardly a good price. Live right on the other side of Paulina from this place and paid $700k back in 2008 for much more house than this.

    Maybe the listing agent doesn’t realize that most people who know who Disturbed are can’t afford to rent a studio apartment in this area much less buy his old house.

  12. I looked at this place back in ’08. The host of “Deal no Deal” was sitting in the living room with his gf while we walked around. The place reeked. Weird layout with a dungeon kitchen. We hated it. At least they repainted.
