Will Someone Save This Vintage Victorian From The Wrecking Ball? 2666 N. Orchard in Lincoln Park
This 5-bedroom vintage Victorian at 2666 N. Orchard in Lincoln Park recently came on the market.
It is being marketed as a teardown as the listing says: “Developers: Build a dream home or condos.”
It’s being sold “as-is”.
But the house, built in 1891, has some unique features including knotty pine wood paneling and stained glass.
There is also a separate in-law apartment with its own entrance (and kitchen) on the lower level which could bring in extra income.
Built on a 24×146 lot, it has central air and a 2-car garage.
Will this house be torn down for new condos or will someone rescue it from the wrecking ball?
Urai Chiya at Prudential Rubloff has the listing. See the pictures here.
Or you can see the house at the Open House on Saturday, April 14: 1-3 PM.

went to an open house here 4yrs ago. pretty unique place
I’m having a hard time determining lot price in this area. I’m guessing $800k is the going rate judging from 2436 N Orchard, 848 W Lill and 908 W Wrightwood. If that’s the case I personally wouldn’t be inclined to save this place… Maybe if it was a greystone. For the money I would deal with the train noise and get something like this…

I think there is an empty lot on the 800 block of Wolfram that has an asking price of ~$900k. No idea if that is the right price or if a premium should be applied because no teardown is required.
Based on the pictures, it looks like a nice home just in need of some updating and true TLC, as opposed to realtor speak for gut rehab. We’ve certainly seen worse here.
There are some original details intact but the knotty pine is not one of them.
Too bad this will get knocked down. I like the library, full of books that appear collected for a reason, not like the faux library collections you see in the mcmansions. You can see that the owner spends more time reading than merely “making money” and thus the condition of the house relative to that of a mcmansion.
I say TEAR IT DOWN!! If there’s anything this city needs more of, it’s multi-million dollar luxury housing in the northside lakeshore neighborhoods. That’s most assuredly an underserved market. I’d personally build a spec home myself if I didn’t already have another deal underway.

i have walked through a fair amount of homes that a “realtor/agent” claimed or suggested it needs/should be a GUT rehab, and only one IMO really needed that.
its amazing who qualifies as a realtor and what they need to be licensed and some how think they are moonlighting as structural engineers and contractors. Most of these bright as a doorknob agents probably never picked up a hammer.
the best is when the use the phrase “up to code”, i swear i want to smack them. They have no clue what the current code is, yet throw it around and have the trust of the buyer yet claim this and that without a clue. the best is when the inspector gets into a tiff with the agents.
dont get me started on some inspectors either.
Tear it down, better for the tax base

Did I read this correctly? You have a deal underway meaning you are under contract?
Never thought I’d hear that. Or is this sarcasm that you’d be under contract in the buyers market were in?
lunker let’s just say that 1) i discovered, contrary to everyone’s assertions otherwise, it’s not that difficult to get a renovation loan and 2) my days in the city are limited after I discovered the absolute value of NW side/suburban properties near metra lines.

If I’ve guessed right (either one of two), it’s a nice looking place. How badly is the inside remuddled? More than 10% off last list?
HD, isn’t NW side the City?

So are you under contract?
I purposely obfuscate my facts so the chatteratti aren’t peeping around. Anon(tfo), you’ll never find anything, and i wouldn’t admit it even if you did; so don’t even bother!
“Anon(tfo), you’ll never find anything, and i wouldn’t admit it even if you did”
Please. I have pix of you yelling at my kids for talking to a stranger; no guessing necessary. And I’d check your coffee can under the mulberry tree, iykwim.
Did you get them to take more than 10% off last list?
I may have closed one year ago, one month ago, or I will close one month from now, or one year from now, somewhere in between barrington and clybourn.
stops on the metra that is. Or is north between forest glen and lake forest. I can’t remember now.
“I purposely obfuscate my facts so the chatteratti aren’t peeping around”
Is that what icarus has been doing?
clio said “farm in st charles” and 2 minutes later anyone with google skillz knew who he was, what he did, how much he paid, where he worked, and even what he looks like. and he constantly gets made fun of for attending UIC. So there’s no way in hell I’m saying “2,000 sq foot 1980’s home in mt prospect 3 blocks from metra” because i would out myself…..oooooops
“2,000 sq foot 1980?s home in mt prospect 3 blocks from metra”
Please; we all know it was/is/will be Palatine.
Until today I didnt even know how to spell obfuscate
“Please; we all know it was/is/will be Palatine.”
Hahahah he moved back home with his parents. Classic

WTF… HD is buying a place AND calling out Bob for having a vagina…
I will now quit smoking pot!
[1131 Peregrine]
Isn’t $200k+ a pretty expensive lot in Palatine? It’s less than 11,000 sf, so it’s not like there’s a lot of land.
I’m not moving to palatine, too far out. By bob is a pussy these days. He need to meet a nice girl. Jenny and bob maybe?
“I’m not moving to palatine, too far out”
Obfuscation!!! So it’s either Palatine or further out!!! Crystal (meth) Lake, right?!?!?!?!!
Crystal lake is a steal these days. Foreclosure city. 2000 sq feet for less than 200k on a big lot.
I see why you needed a reno loan; hard to get all those floors leveled out:

That’s a steal, a complete steal for a house in Crystal Lake. I love it. Too bad you found my house. damn it.
