Yearning for a Private Fenced Patio But Love Lofts? 2300 W. Wabansia in Bucktown

This 2-bedroom loft in the Clocktower Lofts at 2300 W. Wabansia in Bucktown came on the market in July 2020.

The Clocktower Lofts was converted into lofts in 1996 and has 113 units, a garage, an exercise room and a rooftop deck.

This loft has authentic loft features including timber ceilings, exposed brick walls and big, industrial windows.

This is a corner unit which has sliding glass doors which lead to a private, fenced patio in the courtyard of the building with mature trees and greenery.

One bedroom overlooks the patio but the other bedroom appears to have no windows.

The kitchen has white cabinets with an island breakfast bar, stainless steel appliances and granite counter tops.

There’s a gas fireplace in the living room and diagonal hardwood floors.

The loft has the features buyers look for including central air, washer/dryer in the unit and garage parking, which is included in the price.

Originally listed in July 2020 for $449,900, it has been reduced $25,000 to $424,900.

The Clocktower Lofts is a popular loft building with unique lofts. This is the only unit currently for sale in the building.

Will the private patio get this loft sold this summer?

Michelle Liffick at Jameson Sotheby’s has the listing. See the pictures and floor plan here.

  1. My outdoor oasis doesn’t have green growing on all the woodwork, sickly trees and a few Hostas. The green means no air circulation and not much sun. Considering they repainted damn near everything inside, they should have cleaned and stained the deck & fencing.

That being said, at around $400k this would probably move

So after 3 years (after fees) they’re breaking even. If that doesn’t define a HAWT market ™, I dont know what does.

  2. Wabansia is South of Armitage. It’s not Bucktown. It’s Wicker Park

  3. I guess loft living just isn’t for me. I don’t like how the bedrooms aren’t separated from the living area, and one of them has no window. I don’t like the view of electric wires and a brick wall.

The woodwork and patio are nice, I admit. So is the location. Price does seem high for what you get. I’m not sure what justifies the rise in price from the 2012 sale. It’s basically a one BR plus office.

for one, April 2012 was THE bottom of the market.

  7. I’ll never understand the people on this site. Why would someone down-vote my polite reply to Marco?

I was sincerely thanking him for cluing me in on something I hadn’t considered. Let’s try to be nice, here.

  8. Probably at least one of them came from Tulare or Tuolumne County. Ya know: Yo, Semite. Kinda like Yo Chicago.

  9. Perhaps, anon.

And there are plenty of other resident trolls here. Sad, really, that they have nothing better to do. In the old pre-internet days they’d be off in their parents’ basements reading Guns and Ammo and leaving the rest of us alone. Now we have to hear them.

  10. “Did they paint the shower tiles?”

When we bought our current place a couple years ago, one tub/tile was brown and one was pink (along with the toilet). Original stuff from the late 60s. We used Miracle Method (I think it’s a franchise around the country), which for about $1,600 total, coated them white.

    The 606ingdale likely helped.

  12. What’s on the other side of the fenced patio? Parking lot or alley etc? It could deter some buyers…..ground floor and all
