  3. Jose De Diego is on Claremont, the next street over. And Clemente is, as Groove says, right over on Division. Diego is a feeder for Clemente, and a neighborhood school. Seems not have had any affect on sale price, when compared to its own 05 price. Don’t know about nearby comps, but it would be complicated by neighborhood change anyway.

  8. lived a few blocks east of here 06-08. i wouldn’t call the area dangerous at night but i know people who got mugged and i there were definitely a fair amount of break-ins. if i was to live in Wicker Park (which I’m not sure this actually is?) again i wouldn’t live west of Levitt.

  11. I can see why it got “snapped up”: its not ridiculously overpriced, is a SFH, has a nice backyard (albeit small but this is the city), a rooftop deck and has a two car garage for both spouses.

    This should be a warning to others at this pricepoint that if your property does not have all these things maybe it is overpriced but I bet few will heed it.

  12. In the future, architects and rehabbers should make the front living room much smaller (since nobody uses it), move the kitchen up, and make the rear family room bigger. I always see first floors organized like this one’s, and the living room is just wasted space.

  13. DanL: I actually have an opposite preference. I’d rather ditch the rear family room that’s connected to the kitchen and have a formal dining room. keep the larger front room as long as it the flow of the room allows for conversations after dinner. That is more typical to how I’d use the space.

    But, I don’t have kids, and can conceed that the family room in back would make more sense to keep tabs on them while cooking.
