  2. Would be a pretty convenient pad if you worked at the hospital. I’d add a second layer of windows or plexi in the bedroom so it’s nice and quiet. I imagine this will find a buyer very quickly regardless of the finishes.

  3. Anything relatively cheap and of decent quality in Lakeview is selling almost immediately these days. As long as you can’t hear every step your upstairs neighbors take, this place seems like a fairly solid deal.

  4. This corner and building specifically strikes me as a depressing place. Probably has to do with the hospital on one quarter and dive bar on the other, coupled with first-floor balconies that are caged in.

  5. Coin laundry, no parking….hmmm. This is a rental or a pied a terre. There just isn’t really a good reason to buy this and these folks have lived here 16 years, spent a decent amount when you tally up the mechanicals and other updates plus the assessments…and they are going to get back some equity but they are overall losing money on the deal…then again, they bought it pretty darn close to peak so one would argue, overpaid in 2005 when this was actually on the pricier side for a 2/2 at an early stage in one’s career. Exterior first level if godawful on the eyes.
    That said, at this price someone will bite because the low and high ends of the market are on fire. First time buyers who don’t cook will possibly bite and replace the dishwasher with the all-in one washer / dryer and rental parking is kind of appealing for the uber/lyft generation who are likely not to own a car anyway. This would be particularly convenient for someone who works at the hospital or somewhere off the brown line.

  6. Here’s one of the big units which is just about to be listed at $440,000.

    It’s 1800 square foot.

    Sold for $410,000 in 2018.

    It’s a duplex down and has it’s own in-unit washer/dryer.

    It sold in 2015 for $255,000.

    It doesn’t have the washer/dryer.

    These are unique with the tall ceilings and exposed brick.

  9. I’d never choose this location. Noisy, ugly, etc.

    The unit isn’t cookie cutter, I’ll agree. If you like exposed brick, this is your place. The price hasn’t changed since 1990, inflation adjusted. So I suppose that tells you the investment potential of buying an above-store former rental unit on a busy street.

  10. Closed for $334k in Aug-21.

    Assessor has the address as “809 N Halsted” (but clearly with a pic of this building) which throws things off a bit.
