  2. It’s beautiful. I love it. But $500K is top dollar.

    Not only do these owners not realize that we have dropped from the peak of 2005, but they also don’t realize that you are not in any sense guaranteed appreciation on your dwelling.

    The idea that yearly house appreciation equal to a year’s healthy income, is some sort of Godgiven entitlement, has been very destructive to the country financially, and you’d really think it’d be sinking in by now that you are not entitled to make a living off your house and get paid a year’s income just for living in the place.

  4. They should dump the la-z-boy at the same time as the wallpaper. Oh, don’t forget the shower curtain that appears to be the same pattern as the wallpaper. Just noticed that the pillows on the bed seem to be the same pattern also.

  5. Those pictures illustrate exactly what not to do with “extra” fabric from the 80’s 🙂

    Anyone know the overall sq ft of this place? The living area looks pretty small. If the rooms are as small as they appear ~400K price point probably isn’t that far off.

    I will say the rooftop deck space is pretty sweet.

  6. With the roofdeck being 1300 sqft and appearing to fill the roof, it seems that the indoor space can’t be much bigger. $300/sqft would probably be in the $400K range.

  8. My God, it’s TINY.

    Only the roofdeck and the neighborhood make it worth $400K. $500K, what was I thinking?

    Maybe even $350K, especially when you think of that huge, beautiful 5-room courtyard in the 2700 block of Pine Grove that you featured last week.

    This place really only has the roofdeck to recommend it. It’s attractive, but this is a really squeezy place for more than 2 people.

    Does anyone know the name or design of the wall paper? I actually love it! Wall paper in small doses, such as bathroom, is actually back in style. Textured wall papers, patterns, etc.

  12. It’s not a good idea to take a picture of a building code violation when you’re marketing your home. The city does not permit the use of grills on decks with wood floors. It’s a fire hazard. You have to grill on concrete. That reduces the value of the deck.

    Is a portable grill on a wood deck really a building code violation? That’s crazy.
