Only a month ago, we chattered about this 2-bedroom home at 2700 N. Wilton in Lincoln Park that is located near the El tracks.

The house has just been reduced another $30,000.

It is now priced just $9,000 over its February 2008 purchase price.

It has maple hardwood floors throughout. The kitchen has stainless steel appliances and the bathrooms have been renovated.

It also has a 2-car heated garage.

At this price, is it now becoming more attractive as a townhouse or condo alternative?

  3. White box now… but curb appeal could be improved with some paint and details like shutters, etc. Some paint could work wonders for the inside as well. To me, the “L” running out back is the bigger issue.

  8. I wonder what the story is on this place – transfer? divorce? I hope they didn’t just change their mind. Or maybe the el got to be too much? I’m always amazed at how many people sell places within a couple of years of moving in. It makes no sense.

  10. Gary — looking at the timeline, I bet it was a flipper who thought he could buy it out of foreclosure at a “bargain” price, fix it up a little, and flip it for a profit. Of course, when the foreclosure price he paid became the market price (or higher) in a few short months, that plan had to be re-thought.

  12. This would be a deal if someone naively believe in the efficiency of Chicago city government and that our dilapidated second world city transit system would eventually be modernized.

    But haha we know the 120 year old el isn’t going away or being modernized any time soon, aside from making a second world transit system ADA complaint that is.

    Yeah I like Lincoln Park and its a nice neighborhood and all, but I’d rather have this house in a less “prime” neighborhood as my ears are sensitive to a 110 decibel roar every few minutes.

    There is a mattress on a futon frame in one of the pix (plus both beds are poorly made up), so I’m guessing that someone was living there when the pix were taken.

    Until our government turns off the EZ credit spigots and allows those that dabbled in RE to either stay put or take their losses I don’t think we’ll regain any sense of sanity in the market.

    If this lot could be rezoned for commercial and something put in on the ground floor this could make sense. Doesn’t appear to be a commercial block though. In 1996 they should’ve torn it down and built apartments.

  22. I’ve actually been to this place. I was visiting a great condo across the street for half the price of the “Clockwork Orange” house…

    I heard the El go by and inside the house was VERY quiet. However, the agent was rather rude for having an open house, constantly on his phone and hurrying us through the place when there were clearly no other people coming by. On top of that, he had a football game on rather loud (which I muted so we could listen for the train.) Regardless, the house was white on white on white. If you like white, you’d like this place. It was waaaay to stark for my taste and clearly appeared staged. He said a single guy lived there but it didn’t appear that way.

    Not for $550k. Meh.

  23. One thing that irks me to no end is messed up bed linens for an open house or when pictures are taken for the listing. It’s all about the tiniest of details. I guess the proximity to the El tracks was what is killing the chances of this place selling, well other than the half hearted attempt at selling by the agent.
    Overall though, it is a real nice place…a few coats of color and you have a great place. However, no amount of sound deadening insulation will prevent that sound from entering.
