    Reasonable taxes and assessments (for the space).

  3. Fantastic looking place. Low on cabinet space in the kitchen? Too far north for a sweet city bachelor pad, but would make for a great Loyola area pad.

  4. This place seems confused. The kitchen is a joke for $799k and what’s with that black drape thing between the kitchen/dining room? Cool space if you’ve got the cash to do some work but at this price point and area, not a great deal to me.

  6. $799,000 asking price and $799,000 renovation costs and you would end up with a very nice place. Total gut for the terraces and that ain’t cheap. At this point you would probably want to replace much of what is under those slabs of tarpaper. ain’t cheap again. Or would the building be responsible for this if the roof needed to be repaired? Shared cost?
    Still a good project to tackle allowing you to really show your vision. You know once you redo that terrace on a grand scale, the whole unit would need a major face lift…those lights in the LR……EEEWWWWW.
    For me it would be too far north and I just do not like that area. Rogers Park is way too close….for me 50 miles within RP is too close.

  9. Up there you can get a gorgeous single family for that kind of money. Without assestments. BUT, if you are looking for that terrace… its hard to beat. I am just not sure how big the market is for a place like this up in that hood… mabye DINKS who love to entertain? and love the far northside.

  10. purchased for $675K and now shorting for $125K more…oh boy…
    so original purchase loan was a piggyback for about $600K.
    Then refi’d for another piggy back for $680 in ’06-seems about right for the times.

    Now some items that I don’t fully understand from the CCRD listing. 2 items that are mortgages for $35K & $25K. Grantors look to be individuals. Would these be personal loans secured to the property? Not sure what this is?

    2 leins from the HOA for about $14K total. So a total of $755. After MGs fees, $760 is left. Another $10 for closing & fees. so $150 left. Thats right about the debt level recorded. I’d assume that some of the principle would be paid down, no? Has the bank slapped so much penalties and interest that this has to be a short situation.

    How short can they be????

  11. Really cool layout with a ton of potential. It might sound bumpkin-like, but I really like the sunroom on the terrace.

    The real selling point for me, though, would be that it’s three blocks from Ethiopian Diamond. YUM.

  15. Is there something wrong with the building?? It’s always seemed very nice to me, but I see 20 other units for sale.

    It’s a big building, but that seems like a shocking number of units on the market. Doubly so, given that I can’t find *any* closings in the past year.

    Since this was almost certainly already the “nicest home in the block,” building problems would hurt it the most.

    Obviously there are some really cool elements here (love the duplex up w/bedrooms upstairs, and obviously the terrace), but overall this place pains me. Agree with WL– there isn’t much I’d keep here (*shudder*, those columns, and kitchen floor tiles).

    I will be very interested to see what Super Mario can do with this– finally a challenge for the master.

  16. I see the biggest problem for the place is the location.

    While it would be nice to live in a palace, you are surrounded by depressed housing and slightly dangerous neighborhoods. Of course, this place on the G.C. would be over 3 million dollars – but you can’t beat the feeling of walking out your door and into the Drake!!! I say, if you are going to live well (in the city) the neighborhood you choose is probably more important than your living space!!

    The broadway dominick’s while nice enough, ain’t a whole foods…which means that for everything target-like and above you need to drive to Evanston or Lakeview/Lincoln Park.

    Cabs are a bit infrequent….and road access is only convenient if you’re heading up/down Lake Shore Drive.

    m’eh I can’t think of any snide, bitter, angry, ad hominem remarks….i give up. i’ll let someone else play grumpy, old man.

    nice place…..with potential, but @ $799k…it’s a bit steep.

  18. I totally agree with “hello”. I have lived in AWESOME places in “not-so-great” neighborhoods and have lived in “not-so-great” places in AWESOME neighborhoods. In the city, seriously it is MUCH MUCH MUCH better to live in a so-so place in a great neighborhood. You can walk around, enjoy, etc. and then just use your place as a place to sleep. If you live in a great place in a so-so neighborhood, you will find yourself being a prisoner in your castle – or, you will spend time and money travelling to the nicer places.

  20. Agree with clio. Number one rule of real estate is location, location, location. Otherwise, the property had better be CHEAP, which this one is not.

    Especially when compared to the townhouse in Bucktown which Sabrina featured a couple of weeks ago:

  23. No condo in Edgewater could ever be worth this much no matter now nice, simply because it is in Edgewater. Its kind of like spending $500,000 building a home in Englewood; no way would it ever sell for that much no matter now nice it is.

    hahaha. Ha. But, do you really think this place, fixed up nicely (but not extra-nicely), could be worth ~1.25mm or more?

    It includes heat/gas, so it’s really only about 1/2 that for assessments. Still more than I’d (want to) pay, but not nearly as bad.

  28. There is no sense in pointing out that this place would be better located in Bucktown, Lincoln Park West, Lakeview, or Gold Coast. It’s not. It’s not priced for those neighborhoods either.

    Also, not everyone leads an active lifestyle. There are plenty of homebodies whose interests are centered on their home. For those people, their home is more important than a hip neighborhood.

    This could be a nice place.
