2/2s Under $450,000 Still Exist on the North Side: 1746 W. Henderson in West Lakeview

This top floor 2-bedroom at 1746 W. Henderson in West Lakeview just came on the market.

Or is this Roscoe Village?

Posters have always said that west of Ravenswood was Roscoe Village and this is just east.

The building was constructed in 1896 and has 7 units and garage parking.

The building overlooks the boulevard and Gross Park, which is a hidden Lakeview park.

This unit has south and west exposures.

It has hardwood floors and crown moldings along with built-ins in the living room.

The kitchen has cherry cabinets, granite counter tops, a breakfast bar and stainless steel appliances.

The master bedroom has an en suite bath with marble dual vanity and heated floors.

There’s a private deck off the den.

This unit has all the features buyers look for including central air, washer/dryer in the unit and garage parking is included.

This is the third unit in the building to come on the market in the last month.

The other two were #1 units, one priced at $469,900 and the other at $389,900, and both went under contract almost immediately.

Listed at just $430,000, are these units good starter condos in this neighborhood?

Kathryn Schrage at Redfin has the listing. See the pictures here.

Or see it at the Open Houses this weekend on Saturday from 12-2PM or Sunday from 12-2PM.

Unit #3: 2 bedrooms, 2 baths, no square footage listed

  • Last sold in 2007 but there’s no price listed in the CCRD
  • Currently listed at $430,000 (includes the parking)
  • Assessments of $362 a month (includes exterior maintenance)
  • Taxes of $7,000
  • Central Air
  • Washer/dryer in the unit
  • Bedroom #1: 14×10
  • Bedroom #2: 14×10
  • There’s a den but it’s not listed in the rooms but there’s a picture of one
  • Living room: 16×12
  • Kitchen: 11×15

  2. It seems nice but makes me wonder if all 2/2s with parking in the city are worth $4xxK? This one has a great location and if that office is truly a separate room, I think they will get close to $4xxk (not from me), so my question isn’t specifically regarding THIS 2/2, but it just seems to be the asking price for literally every other 2/2 with parking that I am seeing regardless of location with a small number priced higher than that for some reason I cannot in most cases understand at all.

  3. “if that office is truly a separate room”

3d view in the link. It is separate, but no door. Location of back entry makes adding one essentially impossible, but you do have deck access not thru a bedroom, which is another plus.

Unless there is deferred maintenance in the association, this seems like a pretty good one.

  4. Heart of Lakeview? Really? Agree Roscoe Village is better description.

Looks bright and cheerful but rather dull inside. Nothing about it really sings to me.

You could add a sliding barn door.

  6. I like the colors except the bathroom with the yellow. The price seems expensive but the the office room does help with this price. Nice place for Roscoe Village.

  7. “You could add a sliding barn door.”

You didn’t look at the 3d then–where the barn door would go, would run into the back door. I mean, I guess you still *could*, but it would be insane.
