This 3-bedroom penthouse in LP2550 at 2550 N. Lakeview in Lincoln Park came on the market in August 2020.

It had also been listed in 2019 but I’m choosing to show listing histories that are post the start of the pandemic as the real estate market really was pre-pandemic v post-pandemic.

Built in 2011, LP2550 was the first new high rise constructed on Lincoln Park  in decades. It has 201 units and attached parking.

  2. Love the workshop, people in condos need a space for that kind of stuff too! I dont like the lack of enclosed spaces (i.e. office). Personal preference perhaps..

  3. 6+M and an (albeit custom) TV over the fireplace? A black underlit toilet? I’d prefer the raw space again please. Stunning potential tho.

    there looks to be a pocket above the windows. I’m guessing a motorized roller shade is in them.

The choice of fixtures for the powder room is interesting but otherwise what a condo, dayum… Workshop is something you literally never see in a condo, and interesting how you can’t hang any art on those curved walls lol wouldn’t want to be an interior designer working with this space, would be insanely tough to deal with I’m sure.

  10. Eh, it’s nice, but the person who made the design choices does not have the same hobbies. The kitchen, while beautiful, is nothing special. At this price point and size, I want at least a convection oven, steam oven, walk-in pantry, gas and induction cooktop, etc… The workshop, considering the current layout, would have to to be kitchen-stuff storage. Bedroom closet is a bit small for two people. Wish there were pictures of the balconies. How are they for gardening?

    The balconies are like Juliette balconies Lauren except not technically one. Looks like you can walk out on it but maybe just 2 feet wide. I don’t think you can put furniture out there.

    All you really have for outdoor space is the covered 13×6 terrace.

    I like recessed terraces when you’re on a floor that is this high. I would use that because you’ve got walls on three sides and seem well protected from the wind.

    But penthouses aren’t usually all that great with outdoor spaces. They are too high in the building unless it’s a 100-year old vintage building where they built what is essentially a house on the top floor. But those buildings are not over 30 stories, usually.

  12. Love the windows, views, design. Nice unit, but I don’t know if it is $6.5 million nice though, but I guess that is the address premium of having billionaire neighbors.

  15. Not a fan of the giant arches everywhere design. Others may love it, i could get used to it if i had too lol, but just seems to take up space unnecessarily.

    I also can get this functionality with window a/c units. 😉 But seriously, that is one of the nice aspects of window units (or mini-splits). Less waste (not cooling rooms unnecessarily) and people can choose their own desired temperature without having Dad saying: “Turn the thermostat to 75! Electricity is expensive!” (I am the Dad.) And with internet-connected devices, one can do it on a room-by-room basis with a touch of a button on your phone without actually going to each room. Or you can install a 10-zone Daikin Hydronic system…

    Pretty amazing views. I’d personally prefer a SFH at this price (can get a pretty nice one…and “save” $5000/month in HOAs), but I get that some people prefer living in a residence in the sky in a full amenity building.

    How much are you “saving” in monthly expenses?

    This HOA includes gas, cable, lawn care, snow removal, garbage, exercise room and pool. Some of those things are relatively cheap, per month. But if you had a backyard pool at your house, the maintenance isn’t cheap. Same with having a full time gardener as this building has extensive gardens.

    Single family homes have maintenance costs. You’d also be paying for a security system for that house. I’m not saying it’s $5k a month. But single family home living isn’t “free” either.
