3-Bedroom Lincoln Park Vintage Rowhouse Sells in 2 Months: 535 W. Arlington

We last chattered about this 3-bedroom vintage rowhouse at 535 W. Arlington in July 2011.

Many of you liked the property at the listed price point, which was $5,000 under the 2007 price.

I asked if it was priced for a quick sell and apparently the answer was “yes” as this rowhouse sold in just 2 months for $75,000 under the 2007 price.

If you recall it was somewhat unique in that it was on a very long lot measuring 20×175 which allowed not only for a large front yard but also one in the back.

The backyard had been landscaped and bricked.

The rowhouse had two other outdoor spaces as well, including a deck off the back of the house and a rooftop deck.

At 3100 square feet, all 3 bedrooms were on the second floor.

The kitchen had white cabinets and at least some white appliances.

It also still had some of its vintage features intact, including ceiling medalions, stained glass and 3 wood burning fireplaces, including one in the master bedroom.

The house had space pak air conditioning and a 1.5 car garage.

The listing also indicated it was in the Lincoln school district.

  3. Does the 3100 square feet include the finished basement? Also, how big of a front yard is that?

  4. I’ve been in this rowhouse years ago. The finishes were high quality and the ceilings were wonderful high.

  5. If you compare this to the Alta Vista rowhouse we saw here a couple weeks ago, this looks like a good price even though it’s much more expensive. It’s in a better school district, the neighborhood overall is better, and it’s got a lot more outdoor space as well as a garage instead of just a parking pad. I think it’s also a bit larger, though from the outside they look similar in size.

    I still like Alta Vista for the historic aspect and the unique street, but this one has a lot going for it if you’re in the market for a turn-of-the-century rowhouse.

    541 and 563 are still available for 1.3 and 1.2, respectively.
