What a Difference a Year Makes: 4,000 Square Foot Loft Sells in 2 Months: 152 W. Huron
We last chattered about this 3-bedroom loft at 152 W. Huron in River North in March 2013.
See our prior chatter here.
It had previously been on and off the market since 2010 – but was definitely also listed in 2012 with no sale.
But the magic of 2013 prevailed as the loft came back on the market listed higher than a year ago and it sold within 2 months.
Listed this time around at $1.879 million, it just sold for $1.86 million.
If you recall this 3-bedroom brick and timber loft had 4000 square feet on one floor which is larger than many single family homes.
It had 13 foot high ceilings and a custom modern build-out.
The listing calls the kitchen “gourmet” with stainless steel appliances.
All three bedrooms were en suite.
There was a private elevator and 1-car garage parking.
We’re seeing a lot of properties that had been listed in previous years, with no sale, come back on the market to try again.
Is this the year when everything sells, no matter what the location, price etc?
Jennifer Ames at Coldwell Banker had the listing. You can still see the pictures here.

I know that the April sales data is out this morning but I’m too busy to do an update. So we’ll chatter about it tomorrow morning instead. We already know, from Gary’s comments, how hot it is.
This is the bldg my wife wanted to get a place in.. nice to see he finally unloaded
Sabrina, awhile back you chattered about the empty floor in this building… whoever bought it appears to have never built out, as the front balcony/windows are still covered in plywood and housewrap.

The 500k price drop didn’t hurt either
500 K price drop? Where are you getting this? 2.1 dropped to 1.86 = 240K
Back when it was listed in 2010 I remember it was like 2.4 or 2.5 mil
Off topic question for Sonies (or any other River North’er): Do you know what is happening with that building across Ontario/Franklin (SE corner) from yours? It has had scaffolding up for quite awhile now and there doesn’t appear to be any indication of what is happening with it so I am curious.
That place is going to be some huge club, 3 levels all different I think. It was pretty messed up (I remember a few times i saw water gushing out of the garage door on franklin) and has been abandoned for a long time so they are probably doing some serious work to the place.
I wish it wasn’t a club but something more like the Tippling House restaurant they are putting in next door (formerly the hop haus) http://chicago.eater.com/archives/2012/12/27/mercadito-taking-over-hop-haus-space-opening-new-concept-before-fall.php
I can’t remember where I read about it, but I guess its better than a huge abandoned building like it was
Awesome, another douchey club to compete with the other douchey clubs across the street that I have/will never set foot in.
I didn’t realize that Hop Haus had closed. I’m not surprised, actually. The last few times me we were there the food and service were terrible and we actually vowed not to go back. We LOVE Tavernita, so I am quite excited for the new restaurant to open.
You echoed my thoughts exactly!
Has anyone else noticed a huge influx of women wearing “prostitute” type clothes in River North? The outfits remind me of Pretty Woman. Are these real prostitutes or is it just the style of the day?

Ask ’em for a date!
Oh they’re real, and they’re fabulous
Has anyone else noticed an influx of insecure women complaining about how other women dress?

Come on JJJ. You have to agree some of the clothes these days are trashy looking.
You want proof, check the link, yes they are stripper shoes and I have seen women wearing them and walking like ducks with their rears sticking out because they cannot balance themselves 😉

I’d love to see you in those miumiu, and perhaps I could borrow them one night….
Women wearing shoes like that are few and far between outside of strip clubs, and they’re pretty smooth on them. Women wearing shoes almost like that have always been around the club scene, and young women wear them other places, too, like if they are going to a wedding, and then skinny old broads who are like 45 try to wear them to Nordstrom. And then there is the fetish scene, that might be where you are seeing them a lot. I can see it.

They are not real prostitutes – not even fake prostitutes. They are just wearing the style of the day and evidently don’t have mirrors or mothers to help them exercise good judgement or taste. Besides the challenge of walking in those shoes, they struggle with keeping their balance as the lean over and vomit all over the sidewalk. Having lived in RN for 15 years, I get to see this frequently and especially on weekends. Somehow at some point, RN went from a best kept secret neighborhood to this nightmare of clubs, bars, drunks, and obnoxious weekend crowds puking in the streets. I miss the old neighborhood. On the positive side, condos in my building are flying off the shelves and at a profit depending on when you bought.
But – I am sad to see the neighborhood become this trendy disney land … I liked it better when no one knew it was cool to live here.

Ohh Jenna. It must be tough being puritanical in RN. And Disney Land is what everyone thinks of first when the neighborhood is mentioned.
