This 3-bedroom at 1526 W. Monroe in the West Loop came on the market in April 2021.

I don’t know the year this building was built (pre-1900?) but it has 14 units and indoor garage parking.

It also has 3 common outdoor spaces including a rooftop deck.

It was converted into condos in 2008.

The listing says this unit has been “tastefully updated.”

It has Brazilian cherry floors and new carpet in the bedrooms.

Unfortunately, although this is a vintage building, the unit has no original vintage features.

The listing says the kitchen has been upgraded. It has white soft close cabinets, high end counter tops, GE Cafe Series smart fridge and convection microwave oven, a stove hood and a tile backsplash as well as an island with seating for 2.

The primary bedroom is en suite and the bathroom has a double vanity, walk-in shower and jetted tub. It also has a walk-in-closet.

The other two bedrooms share the second bathroom.

The unit has Elfa organized closets and 2 private balconies.

It has the features buyers look for including central air, washer/dryer in the unit and garage parking is included.

Listed at $569,000, it went under contract quickly in April 2021 but fell out and is now back on the market.

Is this a good alternative to all the loft condos found in the West Loop neighborhood?

  6. This is such a pretty building! It’s a shame that this unit faces an alley and the windows in the main living area face an ugly electric pole. Why didn’t the developer bother to bury the power lines?

  7. Roof deck is hilariously barren and needs a new coat of paint…. Anon (tfo)’s comment made me laugh out loud. Looks like a great place to roast during the summer.

    It seems like a very cramped 3/3 to me….I guess it is walking distance to a lot of west loopy stuff so it does have that going for it. Been working out at a gym near here and I see folks jogging outside and I feel bad for them because there really is no great place to go for a quick run – – too far from the lake, lots of traffic. These folks bought at the top but benefited from a location that just improved and improved and the current irrationally hot condo market. They will make some coin but nothing about the interior of this unit is impressive. Nice, but in comparison to the facade of the building, a little bit of a let down. I am also irrationally angered by the space between the top of the kitchen cabs and the ceiling…super cheap looking and a great spot to collect some dust. Nice backsplash though. Hiring a carpenter to slap some wood over the space at the top of the cabs and then paint it white would do wonders. Funny how the rear exterior is more indicative of what you get on the interior of the building as opposed to the facade. Guessing this unit represents what was formerly half of one unit?

  8. Sorry someone chopped all the charm out of this unit, probably 60 or 70 years ago. Whoever redeveloped it did their best, but it doesn’t have a lot of character.

    Being the back of the building might be of some benefit from a noise point of view, actually, but I agree it looks cramped. Great neighborhood, but I agree it’s a tough place to run. No big parks.

    Pretty much totally exposed to the Madison/Ogden corner, so I suspect it will be worse for noise than the Monroe side of the building.

  10. Nice condo at a nice price. It is a bit far west… I am curious to see how west of Ogden/Ashland develop. It might be a wide street to cross.

    2013 was the top?

    2012 was the bottom of the housing bust in Chicago. 2013 is closer to the bottom than any “top” (which we haven’t yet reached yet as West Loop prices continue to rise.)

    These sellers did everything right. They bought when prices had fallen considerably after the bust, held for 8 years and now are selling in Chicago’s hottest market in 15 years.

    This comment tells you how quickly things can change in city neighborhoods.

    When did you leave Chicago sonies? 2 or 3 years ago now?

    They are building $1 million condos just a block away from this location, which are selling, so if you’re implying that this is some kind of crazy neighborhood, I would have to disagree.

    The West Loop has gentrified all the way to Ashland and is starting to gentrify west of Ashland now as well.

    It’s pushing that way Lauren but we will see.

    Aren’t they building several luxury apartment buildings this far west in Fulton Market? If they can do it there, then it’s possible in the West Loop too.

    They are starting too as the Kinzie industrial apartment moratorium was recently lifted by city council

  15. This is quite far in the West Loop. It’s 1.7 miles just to get to the loop from here. I’m in RN and it’s under 0.7 to the nearest loop stop.

    When in think West Loop fun I think the triangle of PB&J, Federales, and Palor.

    This spot is almost in a completely separate area. Kaiser is close as are some nice breweries though. A block from Skinner Park, but also from a senior home. Noms at Harold’s & Billy Goat too haha. It would be great for festivals at Union Park as well.
