It’s been quite a few years since I have been in this building but I remember the lobby feeling cramped with low ceilings, CROWDED and very low rent. I can’t imagine owning a $1.9MM condo in a building with 50% of the units are modest rentals and constantly turning and churning — way to transient for me.

Ah, I park here (until I sell my car I never drive this summer) as it’s only $200 vs. like $300+ in my building across the street. For spot owners there’s a gate section but it’s at the top of the ramp (not very convenient). There’s also only elevator access on one side (the north by the lobby).
Amenities are very sub par and the lobby is just okay. Love the layout and views from this unit, but it’s just way to expensive considering how cheap the other units in the building are imo.

Eggsperience has been gone for a while as noted. I honestly didn’t mind it, decent for a hungover skillet. Guess it got hate because it was a chain and not as posh as Yolk?
The 9 Iron golf simulator spot has been bumpin though, it had some great deals during the pandemic. I believe they’ve opened several more locations since this one.
Taco Maya on the the Ohio side has been solid, go there often on Tuesdays. Working with them to sponsor some happy hours at our building, nice people. Oh and the extra spicy marg is solid.
On the Ohio corner though Circle K is going to open soon and likely not attract the best crowd. Could not imagine buying a $1M+ condo in a building with a Circle K tbh.

Anyone who follows Chicago real estate knows that Mario Greco, who was one of the top agents in the city by sheer number of listings in the housing boom years, no longer is and hasn’t been for a long, long time. I heard he retired, but apparently he hasn’t. I always thought he was sitting on a Caribbean island somewhere sipping a cocktail after his incredible years during the housing boom.

The brokers have a portfolio of pictures of all the large buildings. They don’t take new pictures every time they have a listing in that building. It would cost too much money and isn’t very efficient. It’s similar to my collection of pictures. I don’t update them very often either but I try to when something dramatically changes. A new restaurant in the base really isn’t that much of a change.

The expansive windows show off the views nicely. Good touch. I happen to like the ceilings in the LR. Sets this place apart slightly. Not so cookie cutter. Not sure I love the location, however. Not too far from all the frat party weekend people.

Yeah- he pretty much went away. I did think he retired. He had dozens of listings going at any given time in the peak and then he just went away. But would I blame him if he retired after all the money he made in the boom years? No.

why not a response like with sq. footage or parking. i.e. You go off of the details in the listing and listings are not always 100% accurate.

I didn’t say he DID retire. I said it seemed like he retired. His listings were everywhere in the boom. He had a big team like Jenny Ames does. Hundreds of posts on this site were Mario Greco listings. He used to comment here during the boom.
But then it all went “poof.” I thought for a while that he had retired and was on a Caribbean island. Obviously, I have done listings by him over that time but it was nothing compared to the boom years when he was one of the top agents, if not THE top agent, in the city. Again, I wouldn’t blame him if he DID retire after the money he made during the boom. Or maybe he went part-time and goes somewhere for the winter and comes to Chicago in the summer. I don’t know.
All I know is that he mostly went “poof” as far as the listing and CribChatter are concerned. Nothing wrong with it but these days, I’m actually surprised when I run across one of his listings.
Gary and anon are real estate agents. Russ is a mortgage broker. I am none of those things and have never been any of those things. I simply run a real estate blog.

Like I said, I heard Mario had retired but he might have just gone part-time. And maybe that changed in recent years, I don’t know. Sometimes people retire and then un-retire, right?
I’ve been running this blog for 15 years, a LOT of people’s lives have changed in that time. A new generation of people have been born during that time.

Good for him. Amazing. That’s not easy. There are always agents on these lists who I have never covered on Crib Chatter because they are the sales agent on a new building like the St. Regis and do millions in sales when closings happen. There are units under contract over $10 million in that building, for example.
