Get a 3-Bedroom “Dramatic Duplex Penthouse” for $889,000 in Streeterville: 201 E. Chestnut

This 3-bedroom duplex penthouse in 201 E. Chestnut in Streeterville came on the market in May 2022.

Built in 1969, 201 E. Chestnut has 120 units and attached, leased valet parking.

It has an indoor pool, exercise room and doorstaff.

We’ve chattered about other of these unique duplex penthouses in the past, but they were 1-bedroom and 2-bedroom units.

This 3-bedroom is 2300 square feet on 2 levels.

One of the bedrooms is on the main floor, along with the living/dining rooms, kitchen and a full bath.

Check out that staircase.

The second level has the primary suite with a walk-in-closet and spa bath with steam shower, whirlpool and double vanity.

The kitchen has white cabinets, what looks like stone counter tops and stainless steel appliances.

This unit has the features that buyers look for including central air, washer/dryer in the unit and valet parking is available.

It also has a large private balcony with room for a dining table.

Listed at $889,000, is this a townhouse alternative?

Sophia Worden at BerkshireHathaway HomeServices has the listing. See the pictures here (sorry no floor plan).

  1. Staircase looks pretty baller ngl. The décor is very old person, but can be easily swapped out (foldable bar is pretty cool though). Overall still a bit pricy compared to the other units in the building.

My friend that lives here had to pay a $30K special to do work on the ‘membrane’ of their balcony (and were pissed af to say the least). They have full tradition AC units on them, very odd to me.

$2k/month assessments and still a huge special? And you pay for AC/heat? My building is doing a three-year, $13MM facade project including new balcony membrane and there is no special.

Is this place a townhouse replacement? Not with those assessments. Where is the wood burning fireplace? I remember another unit in this building had one.

  3. That bathroom looks right of Scarface

    1/2 decent liquor cabinet

    Condenser on the duck sucks

Are the kitchen cabinets original? have that 70’s undermount lighting vibe

Needs a fair bit of work

You can go see the unit today and see how it is as it’s summer in the city.

  6. I love these penthouse units. But yes, they need renovation. I noticed that the 2007 listing said, “renovated in the last 10 years.”

But how cool is that staircase?

I’m more of a fan of the south facing penthouse units. This looks like it’s north facing. But these are unique and cool.

  7. To the credit of the developer. Not many buildings from this era had actual penthouse units. Mies blandness was in, with no changes from first to top floors. Even in luxury buildings like 1555 N. Astor and 1000 N. Lake Shore Plaza.

  10. I don’t know why anyone is surprised at the closing price. As I’ve said many times before, you have to give the buyer what they want. The buyers are Millennials. They want new finishes like the modern high rises going up all over the city.
