Live in the Famed Harry Weese Old Town Condo Building for $499,900: 235 W. Eugenie
This 2-bedroom duplex up in 235 W. Eugenie in Old Town came on the market in July 2023.
Designed by famed architect Harry Weese in 1962, the complex has 23 condos and outdoor parking. The listing says it’s an all-electric building which also has basement storage lockers and a bike room.
We have chattered about Harry Weese, and this building, numerous times over the years.
From The Art Institute of Chicago:
In 1940, Weese joined the Chicago office of Skidmore, Owings & Merrill, but was drafted into the U.S. Army Corps of Engineers in 1941. Weese returned to SOM in 1946, but left to open his own office, Harry Weese Associates, in 1947.
Throughout his career, Weese was an outspoken advocate for architecture and planning that embraced the social, political, and economic realities of contemporary urban life. Among his most recognized designs are the Washington, DC, metro rail system; the United States embassy in Accra, Ghana; and the Arena Stage complex near Washington, DC. Weese also led the restoration of Louis Sullivan’s Auditorium building in Chicago.
This unit is one of those on the second and third floors. It has hardwood floors throughout.
The first floor is the living room, dining room, kitchen and a powder room.
There’s a fireplace in the living room.
The kitchen has maple cabinets, granite counter tops and stainless steel appliances.
The two bedrooms and full bath are on the second floor along with 2 private decks, one facing north and one facing south.
The unit has the features buyers look for including washer/dryer in the unit (2022) and Minisplit AC installed in 2019. It also has one outdoor parking space which is included.
The listing says the following about the building:
The well managed home owner association with solid reserves replaced the roof in 2018, installed Ipe decks in 2018, and replaced the deck doors in 2021 and the south side lower louvered panels in 2023.
This building is in the heart of Old Town, near all the shops and restaurants of Old Town and Lincoln Park, near Lincoln Park and the Green City Market. There are several bus lines nearby.
Listed at $499,900, it last sold in 2016 for $444,500.
Will it get the premium in this low inventory market?
Nancy Huetteman at Redfin has the listing. See the pictures and 3D walkthrough here.
Or you can see it at the Open House on July 15 from 11 am to 1 pm.

“Sold in October 2001 for $79,500 (typo?)”
Lazy reviewer. Actual price = $312k.
’01 price + cpi = $535k.
’16 price + cpi = $565k. What ‘premium’?
this place sold a few years ago. opening up the kitchen to the back dining room is a must.

Maybe 1000sf
The mirror is very off putting
13’ wide living is depressing
The cooktop is beat to shit
Shower is completely f’d, llike needs to be gutted. Great caulking job!
Might work for a PAT/DINKs that really want to be here, would suck for a family. Someone’s going to throwing a chunk of money into this place, at $500k, it doesn’t make any sense
“The mirror is very off putting”
You should off pudding.
Sorry, could not resist 🙂

In past cribs in this building, there has sometimes been a child’s bedroom in the second bedroom. You could easily do it with one child but probably wouldn’t want two in there.
Buyers love “new” and are reluctant to do any renovations unless the price is right. Is this price right? Very little on the market in the neighborhood with 2 bedrooms for under $500,000. But you could get this 2/2 condo (assessments are $985 a month though).

“The mirror is very off putting”
A lot of these units originally had mirrors in the dining room. Many put them in the living room too.
“Lazy reviewer. Actual price = $312k.”
No need to bully me anon(tfo). Truly. I said it looked like a typo because in the ccrd it is listed at $79,500. So now I’m a “lazy reviewer”?

They haven’t done any renovation since the 2016 sale.
“this place sold a few years ago. opening up the kitchen to the back dining room is a must.”
Thanks for the link marco. It’s always been hit or miss in this building. Have they renovated or not? I like it with the open kitchen/dining room.
There is just so little on the market. This is the only 2-bedroom with a parking space and w/d priced under $500k in this neighborhood.
I did the “3-D” walkthrough and felt like I was in a cave. Sorry, Harry.
wtf is up with the appliances, all the surfaces look destroyed
“I did the “3-D” walkthrough and felt like I was in a cave.”
totally agree. felt very cramped. that walk thru isn’t going to help sell this place.
I’d be much more comfortable buying this place closer to $450, then putting 50-75k into it.
“No need to bully me”
It wasn’t about you at all.
It was about whoever did the data review/entry for the Recorder.
Sheesh.
As in “not a typo, a lazy reviewer”.

A lot of people thought mullets and tramp stamps were cool

Zero chance I would want a child to have access to a private balcony, especially as it’s not Enclosed. And I’m about as far from a helicopter parent as you can find.
Do you actual read what people write or do you rely on drunken hallucinations?
If buyers love “new”, why would they pick this? It’s busted. The shower wall is a complete shitshow, the only question is how far does the damage extend. Kitchen is a turd. Marcos on the right track but I would guess that it’s in worse shape than shown.
“I would guess that it’s in worse shape than shown.”
“shower wall is a complete shitshow”
See also the shower pan–there is no reason for that pile of caulk on the left side unless it wasn’t installed correctly, which the 1″ grout line certainly reinfornces is likely.
To be remotely “new” kitchen and both baths need at least a refresh, if not a gut (full bath almost certainly need a gut).
The new minisplits are a nice feature–the wacky surface mounting of the supply lines is not so nice.
The outdoor spaces at this building don’t seem too well considered, starchitect or not.
The few other 2 beds in the $500kish range within blocks of this place (albeit with no parking or rental parking) seem much more appealing.
“A lot of people thought mullets and tramp stamps were cool”
Did semi-ironic mullets not get much traction in the Chicago area over the past few years with 10-13 boys? Ours didn’t get caught up in it but a few of his neighborhood pals did (including one kid who was born the same day as our son, right down the hall at Prentice).

The floor grout is absolutely disgusting, Beaumonts at closing was cleaner
The covers are actually exterior covers. The one in the LR is LOL
What’s with the gap over the closet door in the 2nd BR?

The parking space is a big deal in this neighborhood, is it not? Same with in-unit washer/dryer that many units don’t have.
“I did the “3-D” walkthrough and felt like I was in a cave. Sorry, Harry.”
Ha ha.
A washer/dryer and parking, even outdoor, are a big deal in the neighborhood. Do you need to access the patio spaces from the bedroom? That’s weird. The unit that is open in the kitchen/dining is nice. That would be appealing to a single with a work-from-home space or a couple. It needs new everything. Most people are not interested in doing that.
Closed for 505K
Thanks for the update David.
This closed for over ask already? I cribbed about it on July 13. Must have been an all cash transaction to close that fast. Wow.
So, now it is headed to being landmarked:

Note that this was a Ben Weese joint, not Harry.
Ben is (still alive) Harry’s younger brother.
