    The only way this is a Chef Dream is if you’re firing up Chef Boyardee on the Wolf

    There are much, much better options at $8200/Mo

  2. This is a nice property. Very nice location and feel of property from photos. The low ceilings are a nonstarter for me.

    JohnnyU is correct that this property square footage is off. Living square footage is probably closer to 2000 sq feet.

    The asking price increase from 2020 is startling.

    But for reals, the footprint is ~800 times 3 = 2400–before deducting for the notch on the ground floor, or the garage.

    This isn’t even 2100 sf of interior space.

    Don’t think this one is 3100, either, but it’s waaay more than 10% bigger and better than the feature (unless the attached garage is an absolute requirement):

    Possible but Yeah, no. Realators dont get the benefit of the doubt. TBH, I think they came up with 2800 this way->

    (800 X 3) + (3X11 Balcony) + (22X19 Terrace) – (8×6 Notch) = 2803

    Plans call 19W so theres another missing 120sf (Unless were using BOMA calcs in which case I want it certified)

    Possible if you’re buying a BTS. I’ll give them credit if thats the case for decluttering that far before the move as it took some effort with 2 kids

    The TT looks pretty lonely w/o an Amp/Receiver or speakers. Could be BT or something…

    There are no trees to look at. The outdoor space isn’t professionally landscaped. It’s next to very busy North Avenue.

    And, yes, for many, having a private garage is very important. Can have storage, bikes etc. I would prefer a 2-car but that’s much harder to obtain in a townhouse.

    The reality is that prices have gone up throughout Chicago. And with higher mortgage rates, the monthly payment is going to be much higher. But, surprise, people are also making more. Rising wages is helping. Plenty of two income families that can pay these prices.

    I looked at the townhouses priced from $800,000 to $1.2 million in LP and there are just 5 choices.

    It’s lovely. Mature trees. Big enough to dine and hang out. Private with a fence. A true backyard which is somewhat rare in townhomes as the one on Hudson shows.

    It’s a big selling feature of this property, and this townhouse complex. Big driveway to pull into the complex so you aren’t staring right into someone’s unit across the drive, also with mature trees.

  17. That’s a lot of money for a 1980’s TH in this location (not the heart of ELP, whatever the listing might hint). It’s just off North Ave, not a glamor spot, IMO.

    Also, a completely generic floor plan and did anyone else notice it seems to be challenged for natural light? Maybe they took the photos on a rainy day.

    It’s also about 500′ further away from the el, and nearly a quarter mile furtehr away from a turn on the el.

    What do you know that we don’t? The listing just says “completely renovated”–which means something very different from a “gut”, nevermind a “full gut”.

    It’s a tremendous transformation, but it doens’t need to be oversold.

    And it is 25% smaller than the listed SF.

    $200k in the stock market plus $2k/month more is building equity, too.

    In the current rate environment, “equity building” thru a mortgage is slow.

    Using 7%, an $880k mortgage (the ask, w/ 20% down) and that 10 year hold, our hypothetical buyer will have paid down the mortgage at the average rate of $1,000 per month.

  29. It definitely is a different LP feel here, but I also know a few families in SFH in the area and were willing to buy in the area to be in the LPHS attendance area and have the rug rats walk to school.
