30 W. Oak in the Gold Coast Sees Price Reductions

I last chattered about 30 W. Oak in the Gold Coast in January 2008. Unit #4C was on the market and it appeared to be a flip. (Check out the pictures on your favorite realtor website- don’t ask why I’m not posting them here.)

Unit #4C is still for sale four months later and has been reduced $26,000.

Another unit has also come on the market, Unit #22B, a three bedroom unit. It has been listed only thirty days but has already reduced $150,000.

Unit #4C: 2 bedrooms, 2 baths, study, 2057 square feet

  • Sold in November 2006 for $1,009,900
  • Sold in May 2007 for $1.115 million
  • Was listed in January 2008 for $1.325 million plus $65k for parking
  • Reduced
  • Now listed for $1.299 million plus $65k for parking 
  • Assessments of $1,063 a month
  • Listing says it has a 24 x 12 terrace
  • Fee Simple Realty, Inc. has the listing

Unit #22B is trying to double his/her money in less than a year.  It doesn’t sound, from the listing, like there were million dollar renovations done.  The Poggenpohl kitchen was standard. Here’s the listing:

    Definately not worth that much. How much could the walnut built in cabinets and veneer for the columns cost? Probably needs to be reduced another 800k at least. There are so many better properties in the $3 Mil price range.

  2. That is insane. I have a 2005 Jeep Grand Cherokee for sale. I bought it for $20K. I will let it go for $40K if anyone is interested. What the heck.

  4. The photos for 4C are nice enough, but I’d expect a professional to do a better job of getting rid of shadows.

    Did he (or his lawyer) send a C&D letter when you posted them last time?

  5. Hmm.. one of these condos or a condo on East Lakeshore Drive? I would choose the one on East Lakeshore Drive. These people are nuts.

    My brain can’t recall the full details of my copyrights class and I’m too lazy to google….but I think that technically all of the pictures on MLS/the uploading realtor are the property of MLS and probably not reproducible (even on cribchatter). 🙁

  8. Kenworthey- let’s just say we live in a very litigious society. ha!

    I think most agents and homeowners realize that quite a few people read this site who are looking to either buy or rent real estate in Chicago and that it’s actually good marketing for them to have their properties highlighted here.

    I’ve already heard from several readers who have purchased properties that were first highlighted here – or, as you have Kenworthey- have gone to look at properties I’ve chattered about.

  9. Additionally- I should add- I have no problem with crediting a photographer for his/her pictures. That is the way it should be- as it is their property and their work.

    Now let’s talk about the building, shall we?

    These are stunning views- far better than I thought. But will they be partially impeded (not totally blocked) by Walton on the Park which is being built only a block or so to the south?

  10. this is one of my fav. buildings in the gold coast – the windows are beautiful and I LOVE the balcony – enclosing it in plexiglass (or whatever it is) is something I wish more places would do….

    that said – the person trying to double their money has lost their mind!!!! and the pictures arent doing any favors – what is up with the ugly carpet and the heavy-looking interior…this has to be one of the only 2,000+sqft apartments that is all windows on one side that manages to look dark and small!?!?

    Wow. Clearly it’s way overpriced. Full floor units in 50 E. Chestnut are about $500K less (I think for the lower ones anyway) than this one. And you can argue that 50 E is in a better local.

    Here’s my question… Do these sellers not realize that anyone with an Internet connection and a few minutes can find out what they paid and when? Any serious buyer for this unit is going to ask what’s the deal with the 100% “appreciation”.

  12. Don’t worry Sabrina. You have a great Fair Use argument on the pictures because of the comments you make. Plus, I doubt the photographers are actually filling out paperwork to get a copyright for these pictures.

  13. I love this building, but, like everyone else, I think that the unit on the 22d floor is way overpriced. A friend of mine is going to check it out, and may make an offer waaaaaaay below the asking price.

    As for the comment regarding choosing between this building and East Lakeshore Drive- it is really just a matter of personal preference, but I think that East Lakeshore is pretty much for the octogenarian set. Does anyone under 80 even live in those co-ops?

  15. What’s with the non-hard-wood flooring? We’ve seen this several times in high end units on this site now: marble floors (brrrrrr!) Is this considered ultra luxury or something? I had been thinking that owners who did this were quirky and probably allergy-ridden, but I saw a movie last night where the uber-rich protagonists lived in a fancy condo with… all marble floors. Is this a “thing” like those Liberace kitchens–a trend that hasn’t hit the masses?

    If they have radiant floor heat, wood it’s really an option. If they don’t, ugh, the floors would be freezing all winter.

    Would make for easy clean-up, tho. And it’s common in more tropical climes.

  17. I have seen a couple of units in this building, and the marble floors really look fabulous. They were not readiant heated floors though, and I didnt take my shoes off. I am getting a little bored of hardwood floors everywhere. Hardwood is clearly better than your average carpet (although there are some awesome, high end carpets out there that look and feel great), but there are so many flooring options, I am glad to see an alternative presented as a standard finish in a condo tower.
