  3. Yes nice indeed. But definitely not two million dollars + $1200/month assessment nice.

    The price needs to come down quite a bit for a 2br for this to be competitive, in fact I’m thinking more than 50%. Yes having your own elevator is nice and a very rare amenity, but at the end of the day this is still a 2br.

    At a $2 million pricepoint and with these assessments there are far better properties available.

    $2MM is laughable. This is still only a 2 bed place, beautiful or not, and it’s not on the north side.

  6. What was the special assessment for? It’s an old building and only eight units. If anything comes up- everyone is going to take a hit. That’s a given.

  7. I don’t know if I would argue with that assessment. Depends upon what’s included in it.

    If it includes heat,as well as water, maintenance of common areas, and 10% goes to plump up the reserve it is not bad, especially given the square footage here.

    I just called about a 1200 sq ft 1 bed at the Aquatania, at 5000 N. Marine. A very large unit for a one bed, co-op, assessments of $1050, including heat and taxes. Still too high for that size, because of a 24-hour doorman- figure 3 shifts plus a swing shift, a very costly amenity.
