A 2-Bedroom $21,000 Under the 2014 Sales Price in the Gold Coast: 10 E. Delaware

This 2-bedroom in Ten East Delaware at 10 E. Delaware in the Gold Coast came on the market in April 2019.

Ten East Delaware was new construction just as the housing bust hit in 2009.

It has 115 units and a parking garage. It’s a full amenity building with doormen, a pool and exercise room.

This unit is listed as a 2-bedroom but the listing says the “den” can be used as an office, second bedroom or dining room so it’s really a 1-bedroom.

The kitchen has Poggenpohl cabinets with stainless steel luxury appliances by Subzero, Miele and Wolf.

There are also Poggenpohl cabinets in the bathrooms.

The unit has a 14×9 terrace.

It also has the features that buyers look for including central air, washer/dryer in the unit and garage parking is actually included in the price.

Originally listed in April 2019 at $849,000, it has been reduced $150,000 to $699,000.

That’s $21,000 under the 2014 sales price of $720,000.

Are prices falling in the GreenZone?

Stephanie Poulakidas at Compass has the listing. See the pictures here.

  1. These types of units are going to have a hard time… especially when you can rent in a super luxury building for probably 1k or more less a month

Then it wouldn’t be the green zone anymore, right?

  3. Is anyone else bothered by the green marble in the bathroom? I love this location, but would prefer a true 2 bedroom at this price.

    Uh…no.
