A 2-Bedroom in a Classic Courtyard for $389,500: 542 W. Brompton in East Lakeview

This 2-bedroom in 542 W. Brompton in East Lakeview came on the market in May 2022.

Built in 1922, this courtyard complex has 61 units built from terra cotta, brick and limestone. The picture above is of 544-552, which is the building next door but they look identical on the exterior.

The listing says the building was tuck pointed in 2020, has a new water heater in 2019, has a common patio and laundry in the building.

The listing calls this property the perfect blend of vintage details and modern upgrades.

This unit has east and west facing windows with hardwood floors and vintage millwork, including crown molding.

It has a foyer and a separate dining room.

The kitchen has modern dark wood cabinets with professional grade Viking, Bosch and LG Kitchen appliances.

The unit has “renovated/updated” baths.

It does not appear to have central air nor washer/dryer in the unit, but rental garage parking is available nearby.

Listed in May 2022 at $399,500, it has been reduced $10,000 to $389,500.

It’s near the lake front and shops and restaurants of East Lakeview.

For fans of Chicago’s vintage courtyard buildings, is this a must see?

Mario Greco at BerkshireHathaway HomeServices has the listing. See the pictures and floor plan here.

  1. Nice enough but guessing that is a shared deck….and the lack of in-unit laundry and parking are also a deal breaker for me. I think they have to get closer to $300K for this to sell….then again I may be totally out of touch since I am not in the market for a unit like this in this location…but the location is lovely.

It’s hard to know what the market is right now. Sales have nearly come to a halt. Inventory is building. Buyers have moved to the sidelines. Everyone is adjusting to 5%+ mortgage rates but that’s going to take a while.

How pricing will shake out, no one knows. Might have gotten this price in the spring, but might not get it now as we’ve seen with some other properties we’ve chattered about.

  3. Great eye appeal inside and out, but nearly $400,000 for 2 bedrooms with no view, no amenities, no W/D, no parking, and no central AC seems steep.

  4. They have 2 Aerons at the dining room table? w-t-h?

“Gallery” for the hallway seems rather aspirational. Hanging a few movie posters does not a gallery make.

And only 2 other dining chairs!

  6. “And only 2 other dining chairs!”

ikr! and those look like crap. So you have two chairs you paid $50 and two others you paid $1300. but those Aerons are *your* chairs, so when you have guests for dinner, you give them the crappy chairs. It’s like “hey, go sit at the kid’s table”, lol

  7. “those look like crap”

Pretty sure they are bona fide Eames side chairs:

    Slightly more than $50.

  9. “is it a decent table?”

Hadn’t looked closely–it looks familiar, but I don’t see it on usual-suspect sites.

Also of note: no visible TV. Don’t think there is a great place to have one, other than the 2d bedroom.
