  1. I don’t see 1600sf likely much closer to 1200 and the deck doesn’t look 40’ long

    The second bedroom is not fully enclosed, it’s open to the hallway, so cheap they didn’t run duct work into it

    Staging would definitely help as this place looks sad and pathetic as is. I can see a lot of disappointed potential buyers with the blatant lying by the realator.

    Way over priced.

    $503k, and more updated. Most places, I could see preferring 1st over 3d (no downstairs neighbors), but here I don’t feel it, give the looming-ness of the 606, so that at least washes with the updates.

    Think they’ll top $528, but likely not by very much, given that it appears to be the same as ’07, other than the “New refrigerator, furnace and AC system”.

    Still paying the price for buying at the top of the bubble.

    It happened to stock investors who bought in in 2000 as well. Look at Microsoft. Took 13 years to get back to the former highs. You have to wait a LONG time to “get back” to bubble highs.

    No premium for being a trash receptacle for the 606?

    They should do flips if they get over $525k. Dont think the typical Wicker Park buyer has gone full dad mode, New AC/Furnace wont mean anything and Fridge doesnt look wifi enabled so they wont care

  8. In scrolling through the photos all I could think was “eeeew” – – pay top dollar for this and still have to do a deep clean / paint / replace carpet / do updates. No Thanks! This is gross. They way overpaid to begin with. Maybe a sucker will come along who pays over what they paid in 2007, but I couldn’t be convinced to pay over $450K for this. I think the 606 is nice, but I imagine you get tired of it after awhile. I would rather be closer to the lake where you can pay this and get a much nicer unit.

  10. Yikes, way overpriced. It’s nice that no units look directly into it though and the ceilings are high, but the pros end there. Too far from the Damen stop, 2nd bedroom not enclosed, rough baths, etc.

    The best aspect of this unit is the view from the common rooftop deck that they somehow did not show (it’s the the 103 listing though).

    203 sold for $565k and has had updates, 103 is still for sale with a ridiculous $625 ask.
