This 2-bedroom at 4729 N. Paulina in Ravenswood came on the market in January 2024. I don’t have a picture but I wanted to crib on this so enjoy the statute instead.

4729 N. Paulina is a classic Chicago courtyard building. Built in 1927, it has 24 units and gated parking.

The building is professionally managed and has an exercise and party room. The listing says it’s on a quiet 1-way street.

The listing also calls this a “vintage lover’s dream.”

This unit has many of its vintage features including the layout, which has a generous foyer and a heated sunroom/office space with built-in bookcases, hardwood floors throughout, and crown molding.

It has north and south exposures.

The unit has a wood burning fireplace in the living room and a formal dining room which the listing says could seat up to 12.

The eat-in kitchen is “updated” with white cabinets, what look like stone counter tops and white appliances.

The unit has a split floor plan with both bedrooms big enough to fit a king-sized bed.

There is just one bath and it has the original tile. However, the unit does have a unique feature of a “overnight sink” in the second bedroom.

The listing says it has a ton of storage and charm, including a walk-in-closet and a linen closet.

This unit has some of the features that buyers look for, and which are relatively rare in vintage units, including washer/dryer in the unit and gated parking. It doesn’t have central air, however. It has 2 window units.

This building is near the Ravenswood Metra stop, the Damen Brown line stop and the shops and restaurants of Ravenswood and Lincoln Square.

Listed at $385,000, that’s $59,000 above the 2017 sale of $326,000.

  1. Even with the painting of the woodwork, this place is pretty nice and has a ton of potential. Sunroom is great

    Selling in the winter is a good idea as 2 Window units are going to struggle cooling this place

    Bathroom needs some serious love. I would hate to start ripping the tile up, but I think its past saving

  2. Cool place. It has a lot of character and good use of space. Probably feels larger than the sq footage indicates. Only a few blocks from Andersonville proper, so good location imho.

    This should sell quickly.

    .6 to Damen, and .8 to Wilson. Nice to be between them, tho, and being .3 to Metra is great, if useful to you.

    It’s not terribly close to the best of the immediate area, but it’s also smack in the middle of all, so it’s also not “far” from the middle of Lincoln Sq, the good part of Uptown, and the southern end of A’ville.

    Yes, Lawrence bt the Metra and Damen is nicer than bt Metra and Ashland, but you also avoid the school traffic on this side.

    I like the place quite a lot, and think the location is appealing if not A+.

    Would be a ton better at 3% rates–$2400/mo rather than $3200/mo, but what are you gonna do?

    Agree with Russ–will sell quickly. Would expect it to be contingent by Tuesday at latest.

    It is well established CC Canon that 1/4 mile is too close and 1/5 mile is too far.

    However…this is offset since you are close to both El and Metra.

    agreed. and sometimes that’s better because you get the benefits without all the congestion.

  7. I love these classic Chicago buildings. It’s actually pretty rare to see one of these for sale right now, especially with parking.

    These always feel more like a “home” with the full size dining room and sun room.

    It’s red hot in the neighborhoods. There is just so little on the market.
