Built in 1929, 707 W. Junior Terrace has just 15 units. There doesn’t appear to be any amenities or door staff.

The listing says it has 360 degree views of Montrose Harbor, Lake Michigan, sunsets and Lincoln Park through arched windows.

It has hardwood floors throughout and 12 foot ceilings.

The main floor has coffered wood ceilings in the living and dining rooms.

There’s a chef’s kitchen with black cabinets and a La Cornuce range.

The listing says the bathrooms are “updated.”

Three of the bedrooms are on the main level, including the primary bedroom.

The fourth bedroom is on the second floor along with a 1500 square foot private roof terrace.

This unit has the features buyers look for, and which are sometimes rare with vintage units, including washer/dryer in the unit and garage parking.

There’s shops and restaurants nearby in Buena Park, including a Dollop Coffee. The building is also near the Peace Garden.

Listed in November 2023 for $1,749,000, it is still listed at $1,749,000.

At 4,000 square feet, is this a single family home replacement?

  1. I count two bedrooms–the maids room, and the two room monstrousity of a primary.

    The upstairs terrace access room is large enough to be terrace access *and* a bedroom, but isn’t currently.

    Tandem bedrooms are only one bedroom at anything close to the asking price. And, anyway, the anteroom doesn’t have a closet (furnace room don’t count at $1.75m).

    I like it generally, and would like the location a lot if I had a boat. But other than the kitchen and maybe 3 of the baths, it looks like a $1.75m project condo in Uptown–the terrace alone is going to be what? $500k? to get right.

    Agree w/tfo – this is a 2BR and really a 1BR + Guest BR

    Layout of the 2BR MBR is ass backwards. I guess if you’re one of those people it could be a giant closet/dressing room. Too bad the FP is in that room

    As is, its a killer 2BR party/entertaining pad

    Based on Pergola pricing the exterior is $250 to bring up to snuff. I/S is what ever your heart desires

    Don’t know on the terrace. It’s on top of a 100 year old building. It’s going to be expensive. Interior work seems like the bigger deal, to me.

    Is the parking on-stie? If it is, that’s a big perk. It probably has the only parking space in the building.

    I can’t imagine the expense of maintaining a 100 year old building in this climate that close to the lake. You would need several million in reserves.

    Obv the SFHs on Hutchinson are quite different in potential buyer, but they are (i) in that location, and (ii) approximately the same for ‘affordability’, and do in fact sell when they come on the market.

    I think it’s this location in this condition at this price. Think it’s a unicorn buyer at anything over (maybe) $1.2m, (maybe) $1.0m.

    The elegant arched windows and fireplace make me wonder what beautiful plasterwork they tore out in making this weird penthouse.

  12. The clash of styles is what’s hard for me to take. It has some vintage features preserved, but also a modern loft feel with a Mediterranean style terrace. On top of the aforementioned layout issues of not many BRs, going to take someone unique who wants a place this big in this location. It is unique, I’ll give it that. But would MUCH rather have a large vintage (preserved) SFH nearby if I was targeting that area of the city to live. And with that HOA, you can get a pretty nice house for the same monthly cost.

  14. Some people don’t want to take care of a single family home. Others want everything on one level for mobility issues. Still others like “views.” And yet others want the security of being higher off the ground.

    To each their own.

    Thankfully, Chicago has a lot of difference housing types at all price points. You can pick your poison.
