  1. This place just makes me feel sad inside. If this is really 3400sf, the designer did a really poor job.

    The deck is really depressing

    For $2.5MM there are a lot better options

  2. Needs a floor plan. For crying out loud – what cheapskate wouldn’t spring the $250 or whatever it costs for a realtor floor plan? No views…doesn’t seem like you get much from the assessments. Dedicated workout/laundry room is nice. I have the same power systems deck in my home gym…I see price chops in their future. I think there is someone out there who would pay $2MM. Part of it is that person is going to have to do their own personalizing.

    Full floor, before deducting any stairs, elevators, etc, is over 4500 sf. #3 units appear to be full floor (per address; half of the overall structure).

    The ‘base’ floorplan appears to have been this (#4 at 422), obv w/o the Roofdeck:

    There are 16 properties available in Lincoln Park between $2 million and $2.75 million. A couple of the options are across the street in 2550 N. Lakeview.

    4 of those are apparently west of the expressway in Bucktown (per Redfin). Not sure why those are showing up in a LP search.
