This unit is on the 42nd floor, which is a penthouse level. The listing says units on the penthouse levels, above the 40th floor, rarely come on the market.

Both bathrooms have been “upgraded” with natural stone, glass and ceramic and have Kohler systems.

The listing says the building has $2.4 million in reserves, with no specials pending or planned.

This building is near the shops and restaurants of East Lakeview and Uptown and is across the street from the Marovitz Golf Course and the Bill Jarvis Migratory Bird Sanctuary. There are numerous bus lines and public transportation nearby.

Listed at $548,000, that’s $135,500 above the 2019 sales price of $412,500.

  1. Works well as a 1Br and views are awesome. Having a continuous balcony Vs being split would be a lot more useful. Updates look like a HD special

    Unless you really, really love this and the location for your forever home, $100k + $5k/Mo and no laundry make renting a much more attractive option

    Until they build the new rental building directly in front of this one (which is going to be awesome), there aren’t a lot of new buildings in this neighborhood. And most don’t have views. Could rent IN this building, I’m sure.

    appears to be the still current proposal for the site. Dunno where it stands today, but if that were built, then 42d floor view would be safe.

    Kitchen and both baths are much better than in ’19–I still don’t really care for the reno, but at least the rooms are now 2020s-apartment grade, rather than 1990s apartment grade.

    Invsco conversion, right? They screwed so many people–that Dec-00 price + CPI=

    Aug-14=$482k (46% over sale price)
    Aug-19=$520k (26% over sale price)
    Now=$623k (14% over ask, w/o accounting for the reno, which cost somewhere between $10k and $200k)

    Don’t (quickly) find any 2 beds currently listed. But there is this listing from 2 years ago (yes, i know the market has changed meaningfully)

    But even +50% is still way less than buying–tho I would bet it has mostly the 1998 apartment-grade finishes.

  7. Previous listing photos are terrible but more truthful about how not spacious this unit is. There is something about the reno that is off putting… maybe because they could have put laundry in and didn’t…as such this lives like a rental. Maybe they thought that if they called it “The New York” they could get away with no in-unit laundry?

  8. If this is a penthouse why are the rooms so cramped and the ceilings so low? Oh yeah, it was built in 1987. Heck, I remember them building it.

    Great views, however.
