A 4-Bedroom with Unobstructed Views of Lincoln Park: 2126 N. Lincoln Park West

This 4-bedroom condo at 2126 N. Lincoln Park West in East Lincoln Park came on the market in May 2022.

Built in 2002 it appears to be a 2 unit condo association that shares a garage. These are fee simple but there is monthly HOA.

The listing says it’s a “condo that lives like a single family home.”

The unit is four levels and has been “recently renovated” with open concept living.

The main floor is accessed from the street or the garage and has a storage room and wine cellar.

The second floor has the living and dining rooms along with the kitchen all in open concept. If you look at the older listing pictures before the renovation, there used to be distinct rooms for the living, dining rooms and kitchen but the walls were removed.

The kitchen is a “chef’s kitchen” with black custom cabinetry, a Blue Star oven and a large island with gold light fixtures.

There’s a private west facing terrace off the kitchen.

The unit has an architectural spiral staircase and skylights.

There’s a custom limestone fireplace in the living room.

The third floor has 3 bedrooms including the primary suite which has 2 custom walk-in-closets and a spa bathroom.

The two other bedrooms are also en suite.

The fourth floor has a fourth bedroom which could also be a family room, home theater or gym, as well as a den which opens to an east facing private terrace and a huge spa-like bathroom.

It has all the features buyers look for including central air, washer/dryer in the unit and 2-car attached garage parking.

This property is located directly across from Lincoln Park and the Zoo, has views of the Lake and the downtown skyline and is near the shops and restaurants of East Lincoln Park and Old Town.

Listed at $4.95 million, it last sold just last year, in August 2021, for $4 million.

Will it get the premium thanks to the red hot luxury market?

Harold Blum and Ivan Petrov at @Properties Christie’s has the listing. See the pictures and floor plan here.

  1. Loved looking at this pair of homes over countless hours spent at the playground. Also love the building to the left – would be cool to see a unit from there too. This place is obviously super nice, but I have to say I’m a little underwhelmed. Maybe it’s the six-top dining situation that has me down on it (such lonely opulence)? The rear outdoor space is pretty nice, though don’t even think about picking your nose with all those windows looking down on it from the neighboring buildings (I think we could see it even from our tiny deck backing off of Webster), and the front is nice, as long as the bus isn’t roaring by on Stockton. The only owners who stayed very long lost money. At the current rates these folks should just hope to break even.

  2. Pretty uninspired for $5MM.

Not seeing where the $1MM increase is coming from sale a year ago.

  3. “condo association” and “fee simple”

don’t really go together. [checking]–ah, the parking garage is a condo, and each of the two townhouses is fee simple.

  4. Nov 2019 Listing: “Once in a lifetime opportunity for Lincoln Park-front single family home living!”
April 2021 Listing: “Once in a lifetime opportunity to own on the Park!”
Current Listing: “Once in a lifetime opportunity to own on the Park!”

Wut?!? Seems like the opportunity comes every 2 years or so….Do agents also just copy the text from the prior listings? Maybe it’s the same agent or something, but seems lazy.

Quite a hassle to buy a $4M place to live in for only a year, but I assume it wasn’t planned. I guess worth it if they get the $1M premium, but I don’t think they will. It is a unique place though and is certainly ‘on trend’ with its design choices. $240 HOA for just the deeded garage spots seems high given renting a parking spot is about that (I realize it’s two spots), but certainly that’s not going to move the needle on a property that is $25k a month if put $1M down.

  5. This has a lot of possibilities, but I agree with the other poster who says it looks “uninspired” for a $5 million place. Most of the rooms look like they could be in any of the numerous red-brick condo buildings that sprung up on the North Side between 1990 and 2005. Obviously this is much bigger, has a great location, nice outdoor space, and is full of possibilities. I’ll be curious to see how much someone pays.

I’d rather be next door in the vintage high rise at 2130, but you don’t see units available there too often. When you do, they are gorgeous. And a lot cheaper than this one, with better views.

  6. I’d rather have a 3M house in LP and a 2M high rise unit in RN.
