  2. Nice photos and the unit does look pretty attractive. I still think it’s a lot for a 2 BR at this location, considering the noise and traffic. It’s true that it’s on the better side of Sheffield for train noise, but you’ll still hear a lot. Also lots of rowdy Cubs fans after night games.

    On the plus side, it has usable outdoor space, decent-sized rooms, and W/D, along with parking. Maybe it goes for close to asking.

    Are you standing out there and dealing with it (either individually, or a a co-op with your neighbors) or are you paying someone?

    Might be able to average $40-50, at least for night games. Times 43. Lower for day games, maybe $20-25 average. Could likely gouge for the concerts. Feels like $3k-4k, for a consequential amount of work.

    and also sold in 2015, for just a little more than this one. The link has the old pix–I’d guess this one looked a lot the same as far as finishes.

    You’d literally just step out your front door on Sheffield, maybe walk a block or two and hold up a sign. 10 mins of work for $20-$50 cash sounds like a pretty good deal to me….so long as it wouldn’t involve pissing off the neighbors.

  10. Good points, Groove. The one bone to pick is location. Noisy street, noisy neighborhood. Ugly storage building directly across street. Train turning corners less than a block away. Drunk Cub fans doing nasty things on your lawn. Etc.

    So, first we assume that you don’t have a car that you need to move out of the space and back into it.

    Then we assume that no one who parks there has a couple too many and then you have to deal with an over-staying parker, or damage to a neighbor’s car (which you noted) or fence or whatever.
