From the pictures, it is clear that the house is currently being used as offices as there are cubicles in the living room.

Built in 1883, the listing says the house is on a RM-5 Double Lot which measures 45×101.

It has a side driveway with a 2.5 car garage.

But even though the pictures shows cubicles in the living room, much of the vintage features have been preserved including the original stained glass, crown molding, the ornate staircase and hardwood floors.

The house has 12-foot ceilings.

The listing also says it has new windows, roof, tuckpointing and electric.

It has 2 terraces and 5 fireplaces along with zoned HVAC.

The house even has an elevator.

However, the kitchen and the one bathroom shown in the pictures have NOT been updated.

It has been reduced $745,000 since it was first listed in March 2011.

Will a buyer be able to look past that the house is being used as offices?

    I get the half bath, but what use is a half car garage? why not just call it an oversized 2 car garage?

  3. I do not believe this will be converted back to a single family. It’s just not an appealing location for that anymore. Traffic is crazy around there at rush hour. Furthermore there’s a giant parking lot or gas station or something just to the south of it, so you can see right into the southern windows from North Avenue – not exactly what you want in a multi-million dollar single family project.

    Having said that, it’s a very cool property. I just think it makes a better office than a house in the year 2011.

  4. Before we moved to Oak Park, we lived one block south of here. The Moody parking lot is directly south of here (the church & 2 gas stations are across the street), and you back up against the outdoor patio of Wells on Wells. The advertised “double lot” is entirely taken up by the side driveway.

    Yeah, you’re close to the lake, park, and Wells street, but this shouldn’t be a SFH.

    it will depend heavily on the desire for sfh near the lake by a certain buyer. I would think that while this is not an ideal location/set up that is reflected in the price…

    I have a 2 1/2 car garage. It is 2 full bays, and one 1/2 length bay. The space for the other 1/2 was used as a mudroom inside the house. So, I use the 1/2 bay for my tractor, workshop, etc.

  9. Trudi, I think that is a good idea. I think the location kills this as a SFH, but using it as offices seems to be a waste of a beautiful place. I could see it as a B&B or high end salon or some sort of live/work space that is not a primary residence.

  12. The b&B is a good alternative however it would take lots of work and I’n not sure how the city zoning etc. appreciate those properties.

    In the end it will likely make a great rental property for a group of recent big ten or Notre Dame grads. This would provide a consistent stream of rental income as the location and the parking possibilities are awesome for that use.

    The good news is that they would not cry about the traffic and bar noise in the area. In fact they would be contributing to the buzz.

    1.2 should get it done for an investor with a sizable down payment. Should be able to rent this out for $8K+ per month. A big security deposit might be the key.

  14. I know what happened. It is the perfect home for MTV’s Chicago stop on the Jersey Shore series. Imagine that interesting group hanging out on North Ave. beach at Castaways. Snookie could have some episodes getting pre-natal care at Northwestern. Paulie D would be impressing his friends while spinning vinyl in Bucktown or over at the Division St. bars. SInce they are living at North and La Salle there would never be a wait for taxis. Hey jackass “Cab’s here, cab’s here, cab’s always here”

    That or a dorm type arrangement is still the best use for this great home on a terrible lot.
