    A 48×90 lot is considerably larger than the “standard” 25×125.

    Yup, and provides for a MUCH more interesting floorplan than the standard Chicago bowling alley layout.

    Eh, don’t like the way the kitchen is placed and how it doesn’t flow at all into the main space. Also glass blocks make me vomit. Other than that it’s pretty nice though. Too conservative for my taste though like that boring beige tile in the bathrooms that every shittastic new condo has too.

  11. the only problem with a wide, but less-deep lot is that essentially the only “backyard” space is on the roof of the garage. I looked on Google maps view & the building & garage fill almost all of the space. Also it backs up to a commercial stretch on Grand.

    That said, I think the architecture, finishes, layout, etc. are all great.

    That is the drawback of Race and parts of Ohio St in this hood. It’s also a great neighborhood in general, but less so on Race since the lower property values attract lower income neighbors. If this place was on a 50×125 lot on Erie or Huron then $1.5mil no problem.

  13. Very nice home! It is sad though that it fills up the entire lot. For this price, I wish they had put it on three lots instead of two.

  14. Yes, the short lots on the south side of Race that share the alley with Grand Ave businesses are among the least desirable sites in West Town. They always have been and only bubble mania could negate this fact.

    1- If I had those railings. I would have to have a pet monkey.

    2- If you ever have to put a TV over the fireplace, I can now say it will look like absolute crap if they are the same size.

  17. Need to come down another 18-20% for this to be worth the price in the neighborhood. Pretty run down neighborhood at that.
