Enjoy Your Pool and Cabana This Summer: 6087 N. Kirkwood in Sauganash

This 5-bedroom English Manor single family home at 6087 N. Kirkwood in Sauganash has been on, and off, the market since September 2014.

We last chattered about it two years ago, in August 2018, but we also chattered about it in 2016.

Back in 2018, many of you complained that Sauganash used to be a middle class neighborhood and not one where the homes were listed for over a million dollars as this one was.

But there is currently a house listed for $2.39 million just 2 blocks away from this one.

If you remember, this home is unique for a Chicago property.

Built in 1933, it has many of its vintage features intact including cove moldings, custom millwork, historical lead glass windows, arched doorways and two wood burning stone fireplaces.

It’s on an oversized corner lot measuring 72×124 which allows for a rare 4-car heated/cooled garage.

    True re: prop taxes but as you pointed out, better schools, closer to the lake, bigger yard, and you are hopefully somewhat insulated from CTU’s never ending grab for more money via higher city property taxes. I’d also argue that the commute to the Loop from this location is worse via mass transit than Winnetka. Are you going to drive to the Brown line and park? Good luck. Take the bus to the brown line? Or walk or drive 5 minutes to a Winnetka Metra stop and have a 40 minute ride.

    Why on earth?? If taking transit to the loop, either the metra from Forest Park, or Blue Line or Metra from Jeff Park make a lot more sense.

    That said, this is definitely a house for someone who wants to be in Winnetka or Hinsdale, but “needs” to be in the city for some reason.

  7. Looks pretty cool. If you dont need suburban schools seems like a great place. Think I read that the Mayor is moving to the area so would want to keep an eye on protestors. Otherwise compared to some of the condos priced the same you get so much more space and yard for the $.

  8. Sauganash is right under the flight path for O’Hare. You couldn’t pay me to live here. You can’t use the outside at all.

  9. Lot of house for the $$$. Really want to see those garages. Little too much like an Italian villa on the inside for me. Hoping that was some kind of original intent, not something hatched in a renovation.

    Can’t you say that about this entire neighborhood then? And nearby Edgebrook? And Old Norwood Circle?

    Why would ANYONE buy one of these houses?

    Must need to be in the city, for “some” reason.

    Yes. When I was growing up 20 years ago this was a great neighborhood for cops/city workers/middle class. Nice, quaint neighborhoods. These were (are) basically north side suburbs for people who couldnt afford or weren’t allowed (due to their job) to live on the North Shore/Glenview/Northbrook/Deerfield/etc area.

  15. Now taxed like a home with an AV of $1.2MM (based on an “n=1” extrapolation of my own tax bill) meaning they need to take $500K off the ask if they are serious. Great property but for all the reasons stated above, this only makes sense if someone “has” to be in the City.

    They almost always paint it on design shows. Unpainted it is just so dated. And there are people like you JohnnyU who are like, “you can’t paint the woodwork.” Of course you can and it’s fantastic and beautiful.

    So who is “choosing” to live there? But wait! Some of these homes are nearly 100 years old. So SOMEONE has been living in them for a hundred years for some unknown reason.

  21. Gotta love the electrical feed and wires from the electrical pole in the alley. It sure seems more interesting than a similar house in Kenilworth. But I’m not bullish on the area, the hordes have taken over West Rogers Park and like termites are marching ever westward. Queen of All Saints might eventually be abandoned and in 50 years it’ll be mosque like Hagia Sophia. You can thank the dumb liberal voters.
