  4. A. take some real pictures; don’t use your sprint flip phone’s camera. B. Ikea has some really nice kitchen packages starting at 4k; might not be as sturdy as Kraftmaid but at least they look good and do come w. a good warranty if Ikea installs them. C. Act like you want to sell it! Decorate, paint, add some real adult furniture. This place reminds me of my college appt, especially that dining set

  6. Call me crazy but this place -might- sell at its current asking. It is unique enough, big enough, close to the El, and the assessments aren’t crazy. Drop it to the 2004 price so the next owner saves some cash to install central air and it will sell.

  8. not bad, great location, used to rent across the street in an old 3-flat. The top floor units in that building are pretty nice, and have parking, unlike this one.

    If you made some updates to the place, I think it might be worth it, and an easy rental for sure.

  10. How hard is it to make 900 square feet look good? Apparently too hard for this seller and agent. What lazy folk. This is not my cup of tea but having the duplex in a nice location with reasonable assessments is very appealing to many – just not when it looks like this.

  12. Everyone who commented on the photos read my mind, or I read yours. A good staging might get the place sold; paint it a decorate a little. The taxes and assessments are not bad.

    I agree with Patrick about the bedroom in the basement. It is just not that appealing but the neighborhood is great.

  15. I’m not offended by the property or the place. this is the type of place my wife and i would like in the city for the weekends…Nothing too fancy, but a great location and relatively safe.

  25. at first it looked like there were no windows in the basement bedroom; but if you look really, really, carefully there is a window in the hall/nook next to the bedroom where the desk is at. So you get a sliver of light in the bedroom.

    This would be a great place for a vampire looking to be near the beach.

  26. $225K for a 900 SQFT place in the Gold Coast with low assessments (for the Gold Coast) should have no problem selling. I personally think this unit is kind of ratty, but I suspect the neighborhood will sell this unit more than anything else.
