We actually chattered about this building back in 2012 because it was among the first signs that the housing market had bottomed as it was among the first new construction buildings after the bubble.

This is one of the middle units.

It has hardwood floors throughout and crown molding.

The kitchen is open to the living/dining room and has custom white cabinets, granite counter tops, a breakfast bar, a subway tile backsplash and stainless steel appliances.

The owners suite has a walk-in-closet with custom shelving and an en suite bathroom with dual vanities and steam shower.

The unit has two outdoor spaces, including a private front balcony and a shared back deck.

It has all the features that buyers look for  including central air, washer/dryer in the unit and garage parking is included.

The listing says it’s in the coveted Blaine school district.

This appears to be the first time it has come on the market since the original 2012 sale.

Listed at $575,000, is this what a newer 2/2 goes for that is just 2 blocks from all the shops and restaurants of Southport?

  1. Not a bad unit (Except TV over FP) and the sf looks accurate

    Owners have made some minor changes (Counter tops/Shower Tile/etc). I wouldnt consider this “newer”. Viking (?) appliances in a $500k condo seems like a waste

    Downside is the living area is small. Couch is pushed up against the FP to fit a DR table. The space btw the kit bar and Couch is wasted

    Also – couldnt you find a better spot for the Ba Floor heater stat?

    The building must have $0 reserves, hope the roof was installed well

  2. Good location and nicely staged, but you’re paying nearly $600,000 for basically three rooms, two of which (the bedrooms) look kind of cramped.

  3. the living room looks smaller because of that massive couch. the scale of the furniture doesn’t match the space. Overall I think this is a great condo and likely will go under contract soon.

  4. No complaints about the green deck?? Am I on the right site?

    Nice 1 + office, tight for a 2 bed.

    I like a fireplace, too, but wouldn’t most of these 2/2s be faaaar better off without them and with a reasonable place to put a tv?

    Fireplace, imo, needs *at least* a bona fide dining area, and preferably a 2d ‘living’ space to really make sense in the context of the SF consumed.

    And, yeah, all issues with the space in the public space is amplified by the really big sectional.

  5. Why is there a picture of the Argo Tea on Broadway? That is over a mile away from this property, and, more importantly, closed. Also that reckless records has moved. Weird picture choice. There’s tons of stuff on Southport that they could have shown.

  7. Yeah – – 1 bed plus den action here. Love the “workspace” crammed into the living room. Hell on earth.

    I also don’t understand how a kitchen with Viking appliances wasn’t designed to accommodate a hidden garbage can? My eye is drawn to the garbage can. It is super weird to me – – cabinets go to the ceiling, high end appliances, ooops we forgot to design where the garbage goes…

    Yes, these folks need to learn how to measure furniture before they buy it. Are those bench seats under the dining table or did they literally remove the chairs for the photo shoot because if you are actually using this dining table there is zero circulation space given the enormity of the couch / cramped nature of the space (depending on your perspective).

    We are truly in a “howmuchamonth” housing bubble given low interest rates. Whomever pays this had also better sell before rates start to rise or they will be stuck with it for quite awhile. I would rent instead.

    The mossy back deck also is indicative of both a lack of maintenance and a lack of light….no thanks!

  8. I am surprised there isn’t a Peloton sitting in the 9′ wide “bedroom” too. Are there really two people living here using both bedrooms regularly? They clearly want you to think so…not buying it.

    Dunno. I guess you could have included the one in the listing + a pic of Southport north of Addison by the Music Box? Seems like anyone buying here would have a pretty good sense of what’s nearby, though, so maybe pix of the neighborhood are just filler.

  11. This well sell, also there are rumblings that the SALT deduction cap will be removed. That’ll be a big lifesaver to 1m+ condos and expensive cities in general. Nothing quite like robbing Peter to pay Paul.

  12. $0.5M condo, and nearly 10 years living here — still couldn’t be bothered to hire someone to conceal the TV wiring in their 1 of three rooms.

  13. I’m having an easier time imagining this place without the huge sectional couch than I am with the broker’s cringeworthy photos. They cared enough to do the (silly) staging tactic of putting some creams and whatnot in a tote on the bed, but couldn’t be bothered to unplug the tv cords and tuck them behind for the shot (or the cords hanging off of the nightstand), or to cinch up the (blurred) blinds strings, or fold the hand towels in one of the bathroom shots, or to not focus in on the poorly folded/stuffed-in clothing in the closet shot. Sometimes I wonder if a broker is a friend or family of the seller (until brokers establish a name for themselves, I suppose that’s how they get listings), and because of the relationship, they feel uncomfortable telling the seller to do this or that for a listing shoot.

    In the LR, appears to be the Apple TV HDMI cable–is there not a place to plug it in behind the tv, too? don’t need line of site for that remote to work.

    But this place came on the market in March. Not many people out there power washing in February and early March when it’s cold outside. It’s also covered, hence the lack of sun.

    Not to mention all of the clutter on the kitchen countertops. Would have taken about 10 minutes to remove it all for a photo and then put back.
    Instead I am looking at the listing photos and questioning whether there is enough storage space in the kitchen.

  18. @Marco, call me skeptical. I don’t think the moss accumulated over the winter. Also, my neighbor’s back deck faces west – – they get direct sun all afternoon in the summer. The neighbor across the way faces east and gets a ton of morning light. Both are covered and neither gets mossy.

  19. There is clearly not enough storage….why are the golf clubs not in the closet? Some weak attempt to convey a lifestyle of leisure (breakfast in bed and golf?) if you buy this unit at this silly price?

  21. I hate people that dont take care of their decks as much as the next guy, but it looks like they may have had rugs down as well (Def perpendicular to the wood), which is exacerbating the situation

    Also that might be a mythical $125k pergola next door

    It’s too bad this didn’t get built as 4 dulplex units, as that is a very functional public floor layout.
