Get a 3-Bedroom East Lakeview Vintage Condo for $475,000: 609 W. Stratford

This 3-bedroom in 609 W. Stratford in East Lakeview came on the market in May 2021.

Built in 1928, this boutique elevator building has 30 units, with just 2 per floor.

It has a shared yard with grills and a fire pit.

There’s no parking with the building but this unit has “leased transferable garage parking next door.”

This unit has some of its vintage features including a barrel vaulted hallway, the original limestone decorative fireplace, crown molding and the original butler’s pantry.

There are hardwood floors throughout.

The unit has 7 north facing windows and  formal dining room.

The listing says the kitchen was “redone” with new Alder wood cabinets, high end appliances including a Liebherr refrigerator, new porcelain tile flooring, quarter counter tops and a new tile backsplash.

All three bedrooms are en suite, although one is just a half bath.

It doesn’t have central air or space pac, just window air units, but the listing says its one of the few units with an in-unit washer/dryer.

According to the listing, this unit is in the Nettlehorst school district and is near all the shops and restaurants of East Lakeview.

Listed at $475,000, is this an affordable option for vintage lovers looking for space?

  1. That 3d br–with 3 doors and entrance off the butler’s pantry–is crazy small.

  2. Very nice unit. Hard to get over lack of parking and outdoor space, however.

Anyone know why balconies on vintage buildings are so rare? Seems like it’d almost be a necessity back in the day with poor interior climate control, the extensive amount of time and heat to prepare meals, and no electronics to look at.

  3. Nice looking place. Sunny, good vintage features, W/D is a plus, and parking!

Lack of central air is a problem, but couldn’t it be installed? I’ve seen a lot of vintage units where it has been, so hopefully this could be similar.

The other problem with a building like this is lack of any amenities like a gym or doorman you’d get with a bigger building. But it does save you money on assessments, and storefront gyms are nearby if they didn’t close due to Covid.

Calling this a 3 BR is a bit of a misnomer. The third BR is hardly bigger than a walk-in closet. Might make a good office, though.

I was surprised there wasn’t space pak. But maybe being this close to the lake, it hasn’t bothered them.

But boy, it’s HUMID out there this week. No lake breeze is helping with that.

  5. I looked at a unit here a few years ago that was rehabbed and decorated to the 9’s. No detail overlooked…except they had window AC. I am guessing space pack might not be possible in this building.

  6. Decent unit. As others noted that 3rd bedroom is a den/office at best, 6.5ft is a joke.

I love that outdoor grilling space, but for this HOA I would hope for at least a small cardio gym.

Could be okay for a couple working mostly remote with 1 newborn (sharing one backup car parking on the street).
