  2. I wonder why the developer opted to only include tiny windows on the sides of this building. This place would be so much nicer if it had extra windows on the sides instead of just that one tiny window.

    Believe it was bc of Chicago building code for walls close to the lot line. lots of buildings like that around.

    This is about as nicely updated as one could do w/ the constrains

    No W/D & Gym (AFAICT) and leased parking are pretty big negatives

    Peak pricing for a 2Br in this building

  7. Definitely peak pricing for this building. I think it’ll be awhile before you’d be able to sell for over $400-415k (I.e. break even).

  8. Its nicer than both (the lack of DR table makes it look a lot better)

    The issue is that $50-$75k at this price point is fairly significant – about $350/mo. Think there are 2 different sets of buyers

    Agreed – its a low amenity building that unless you put a premium on a doorman, you arent getting much for your money

    Plus it doesn’t look like they’ve got those ultra high efficiency wall units so your electric bill is going to be $300/mo since its not part of the HOA

    Assuming I wanted to live in this building, highly valued a doorman, didnt require a Motel 6 Wall unit w/ “Sophisticated chips” and I viewed “On Trend” as important

    If SP would make me “House poor”, no

    If I had the money, I’d say yes

    That being said personally, having the most expensive house on the block isnt a positive

  12. The price seems fair enough for what appears to be the nicest unit I’ve seen in this particular building. Great location, too. Problem is this building is in an awkward place where its only lake view is between two other buildings. Also, Sheridan Road right here is kind of a CTA bus canyon, not the nicest place to step out to every day.

    3150 Sheridan is pretty much an exact replica of 3470 N. Lake Shore, up by Stratford. That one is the preferable one to live in, because it has direct lake views. It’s also where Cub announcer Jack Brickhouse lived. Prices there tend to be higher than here.

  13. How does anybody voluntarily go from living in a condo with in-unit W/D to a shared coin laundry room? Same as going from an elevator building with indoor parking to a 4th floor walk up with street parking. I’d feel like I was back in college if I had to schlep my dirty undies to a communal laundry area. Not a good feeling at nearly any price point imo.

    I totally get what you’re saying and would have said the same a year ago. But after six months living in the Hancock, where most units don’t have in-unit W/D, I’m feeling different about it.

    In our building, there’s a laundry room on every other floor. For us, it’s just across the hall. We’ve found it’s actually easier and more convenient to do laundry at the Hancock then in the house we own on the North Shore, where we have to shlep loads of laundry up and down two flights of stairs back and forth from the basement.

    I hated having a single communal laundry room at the lobby level of our old condo building, but the arrangement we have now is pretty good. No need to buy or tend to machines when they break. And you just put money on your laundry card at the lobby and you’re good to go for many loads. We just let the machines do their job across the hall while we hang out in our unit.

    But it surely is convenient. This is one of the most convenient locations I’ve ever lived in, in my life.

    The apartment is beautifully redone, and is a much better-looking apartment than other MCM buildings to begin with, with its full-length plate glass windows, rather than the ugly, narrow horizontal windows so many architects of that era used.

    The only flaw- and it’s pretty major, IMO, is the clutzy electric heating, which is a big add-on to the HOA, which would be very reasonable if only it included the heat. I’ve seen what these types of heating systems cost to operate, and it would be a total deal-killer for me. Also, there is no in-unit laundry, something younger buyers expect.
